Land, water and quiet
St. Stephens emerged as a French Huguenot settlement in the early 1700s thanks to the fertile floodplain soil fed by the Santee River. Centuries later, the area around this small town remains rural, beloved by residents for its two lakes and open land. "People can basically go hunting in their backyard or easily take a boat out on the river to go fishing," says Darla Lee Cross, a broker and real estate agent with Re/Max who lives in the St. Stephen area. Originally from the nearby town of Moncks Corner, Cross said she sold her home there several years ago when home prices peaked. Tori Beach Williams, a Realtor with The Real Estate Firm and a lifelong Berkely County resident, says this rural community is growing as natives and newcomers move further away from the Charleston peninsula in search of "more elbow room."

Ranch-style homes and large acreages
Home prices vary throughout the St. Stephen area. Darla Lee Cross says many homes are set on at least half an acre, but there are also larger estates on horse ranches or cattle farms. Cross says even those with smaller plots raise goats or chickens. Much of the land in St. Stephens is still undeveloped, and there are parcels of varying sizes throughout the neighborhood's 50 square miles. Land prices range from $5,000 per acre for large inland plots to $100,000 per acre for lakeside plots or parcels in Francis Marion National Forest. "There's everything from campers on the lakefront to waterfront estates," says Tori Beach Williams. "But most new sales are individual buyers building on land." Home prices start around $100,000 for a manufactured mobile home or a ranch-style home needing repairs to around $250,000 for well-kept brick ranchers and Craftsman-style bungalows. At the top of the market, neo-colonial mansions and renovated farmhouses on large acreages list between $350,000 and $900,000.

Take me to the river (or the lake)
St. Stephen is bordered by the Santee River to the northeast and Lake Marion and Lake Moultrie, the largest and third-largest lakes in South Carolina, respectively. State officials created the 60,000-acre lake in the 1940s when a hydroelectric dam was built to generate electricity for the region. There are docks, campgrounds, and boat landings around the lake. Fishing is a popular activity here, as the shallow swamps, live cypress trees and ponds along its shores create a varied environment where catfish, bass and crappies flourish. "Gosh, it's just beautiful up there," says Carolina One Real Estate Realtor Jack Little. "It's flat, but it's not Low Country. The land is generally very dry." Francis Marion National Forest extends across 260,000 acres, including much of St. Stephen. Visitors can hunt, camp, traverse the 19-mile Jericho Horse Trail or launch a boat into the Intracoastal Waterway. In the center of town, near the intersection of Routes 45 and 52, St. Stephen's Park has a playground and open space for kids to play behind the St Stephen Library. This sizeable new building provides a gathering place for families and kids.

A town of retirees, farmers and sportsmen
Town officials in St. Stephen are actively working to draw more businesses and commerce to the area, but, as Little says, "It's so far away from everything, growth is slow." However, even though there are a few vacant and closed shops in the center of town, locals don't have to travel far for groceries and other essentials like clothes, medicine, animal feed, and fishing and hunting supplies. Near the town center, IGA Supermarket has a deli that prepares hot food for breakfast, lunch and dinner. Next to IGA, folks can dine at The Capital Grille & Seafood Restaurant, an American-style eatery. Locals also buy fresh produce and other handcrafted goods at the town's weekly farmer's market on Wednesdays.

Small town community and small schools
St. Stephen Elementary and St. Stephen Middle School both received a C rating on Niche. From there, students generally advance to Timberland High School. "My niece goes there, and she likes it because it's a small school," Darla Lee Cross says of Timberland. With about 700 students, the school has a student-teacher ratio of 14 to 1. Niche gives the school a C-plus rating with high marks for the diversity of its student body and college preparedness.
