A suburban Salem neighborhood with a natural setting
Wild turkeys roaming through the streets and backyards of Morningside adds to the natural feel of the neighborhood. Located between Interstate 5 and Commercial Street, this suburban neighborhood has tree-lined residential streets combined with several public parks, making it a suitable habitat for the fowl that have moved in over the last decade. The turkeys have even become a running joke in the community, with a Facebook page called “Salem Turkey Tracker” chronicling their movements. When residents aren’t busy trying to locate the wild birds, they can enjoy the convenience and affordability of their South Salem neighborhood. “It has large midcentury homes. It’s more expensive now, but it’s still an affordable community,” says Priscilla Beggs, the owner and principal broker with Zenith Realty, who has been selling real estate for over 26 years. “It’s got some really grand houses. There’s a little elementary school over there that’s convenient for families.” With major thoroughfares, local schools and more affordable homes than nearby neighborhoods, Morningside is a well-rounded community in the state capital.

Sports, recreation and relaxation in Salem city parks
Several parks in the neighborhood offer plenty of outdoor activities. Morningside Park is a small public green space with open play areas, a basketball court and a playground. Woodmansee Park is a 30-acre site with a soccer field, tennis and pickleball courts and walking paths. The park also has a nine-hole disc golf course. Much of the park’s area is covered in Oregon white oaks and Douglas firs, adding natural touches to the developed site. Residents can enjoy a walk or picnic at Hilfiker Park, an undeveloped green space on Hilfiker Lane. While the park doesn’t have many amenities, neighbors have come together to improve the park by adding picnic tables, trash cans and a 15,000-square-foot irrigated play field.

Local flavors at Morningside restaurants
Morningside’s location near major roads like Commercial Street makes it easy to get to local shopping and dining. La Hacienda Real is a regional chain of Mexican restaurants known for its chimichangas and margaritas. Gilgamesh Brewing is a local craft brewery with a rustic lodge-style restaurant on Madrona Avenue. The eatery aims to use as many local ingredients as possible and frequently incorporates its beer into the dishes. Menu items include burgers, sandwiches and other bar food. Nearby grocery stores include Roth’s Fresh Markets, Fred Meyer and Trader Joe’s. There is also a Costco nearby, which moved to Kuebler Boulevard in 2022 after years of operating further north on Mission Street.

Midcentury to modern housing in Morningside
Common in Morningside are ranch-style and split-level homes built from the 1950s to 1980s. These houses are set on hilly suburban streets that often have sidewalks and tall, leafy trees. Front yards are frequently landscaped with shrubs, flowers and small pine trees that add some Pacific Northwest flair. While much of the neighborhood has been around for a while, new developments are coming in. “Morningside is probably seeing some of the most development out that way. It used to be a lot of industrial area and huge, open fields of undeveloped land,” says Shareef Hagag, a Realtor with HomeSmart Realty Group who has worked in the area for over 10 years. “There are huge developments going in Morningside. We’re talking 200 homes. And, of course, we’re seeing multifamily stuff.” Fairview and Pringle Creek are two examples of these new developments. Fairview offers contemporary Craftsman homes in a modern subdivision setting with sidewalks, detailed landscaping and a community playground. Pringle Creek is a green community with LEED-certified homes that have lower water and energy consumption than standard homes. Many of these properties are townhouses and condos. Single-family homes in Morningside typically cost between $400,000 and $600,000. The townhouses in the area cost between $200,000 and $350,000.

A well-connected south Salem neighborhood
Morningside is a car-dependent neighborhood, although it is possible to bike around the community with bike lanes on roads like 12th Street, Pringle Road and Madrona Avenue. Pringle Road, 12th Street and Commercial Street are the main thoroughfares to get around the city. Downtown Salem is about 4 miles north, while Salem Hospital is about 3 miles away. Salem-Willamette Valley Airport is just northeast of the neighborhood, but the noise doesn’t cause too much of a disturbance. The airport offers limited commercial flights from Avelo Airlines a few days a week. Interstate 5 is also nearby, offering a route for longer drives north or south through the Willamette Valley. Cherriots bus routes 6, 8 and 21 serve the neighborhood, offering public transit access to Downtown and to areas south of the community.
