A suburban Salem community at the intersection of convenience and affordability
When quick commutes are at the top of a buyer’s wish list, it’s hard to come up with a better-suited neighborhood than Southeast Mill Creek. “It’s an amazing location for convenience. A lot of times when my buyers are looking there, they want easy access to Oregon Route 22, Interstate 5, shopping and parks,” says Luna Mariah Dietz, a team leader at PNW Dream Homes brokered by eXp Realty, who has sold multiple homes in the neighborhood. In addition to the nearby highways and shopping, this southeast Salem neighborhood also has easy access to jobs at local warehouses and government offices. Housing prices are another draw to the community, as they are lower than many other Salem neighborhoods.
A quick trip to shopping and dining in Southeast Mill Creek
Several national retailers in the neighborhood offer easy access to everything from groceries to home improvement. The WinCo Plaza shopping center is just across Route 22 and has a WinCo Foods and Sportsman’s Warehouse outdoors store. Stores like Walmart and Lowe’s sit on Turner Road across I-5. There is also an Ashley and Home Depot in the neighborhood. Willamette Town Center is one of Salem's largest shopping malls and is just 3.5 miles north on Lancaster Drive. The neighborhood also has easy access to restaurants, and Dietz says it’s a great spot for coffee lovers. Local shops include JavaRoma and Dude Donut City, and there is also a Dutch Bros Coffee on Lancaster Drive. For a full meal, The Yard Food Park is a nearby spot with multiple food trucks serving a variety of cuisines. Diners can choose from barbecue, Philly cheesesteaks and Mexican food at this casual food court, which has an indoor dining area and bar.

Outdoor recreation just across I-5
Cascades Gateway Park is a large green space just west of the neighborhood with several activities. The 100-plus-acre park has natural and developed walking paths, playgrounds, a fishing lake and an 18-hole disc golf course. About 4 miles south of the neighborhood, Turner Lake Park is a former quarry that has been converted into a public recreation site. The lake is open for electric motorboats and has a boat ramp on the southwestern shore. Visitors can also rent kayaks and stand-up paddleboards to take out on the lake. Fishing is available from the banks or boats, and any fish that are caught can be kept. Bill Riegel Park is a small pocket park in the residential part of the neighborhood. This green space has playgrounds, a basketball court and a short walking path.

A mix of housing styles at lower costs than other Salem neighborhoods
Most homes in Southeast Mill Creek are in the neighborhood’s northern end. Houses are primarily ranch-style, new traditional or contemporary Craftsman homes. They are typically set on walkable suburban streets and have some trees casting shade over the properties. There are also some subdivisions in the neighborhood’s south end that have a bit more acreage. Single-family homes cost between $350,000 and $600,000. Sundial and Meadowlark Estates are 55+ communities in the neighborhood full of manufactured homes. “Sundial is one of the largest community parks in Oregon. I’ve sold quite a few homes in that area, and it’s a really nice 55-and-up community with a rec room, a bowling room and a pool,” says Dietz. These can cost anywhere from $20,000 to $300,000. There is a moderate risk of flooding in the neighborhood along Mill Creek, but the properties here are primarily industrial.

Schooling options from elementary to college in Southeast Mill Creek
Students in Southeast Mill Creek might attend Miller Elementary School, rated a C-plus by Niche, and Houck Middle School, rated a C-minus. North Salem High School gets a C and serves approximately 2,200 students. The school had significant renovations in 2019, adding 20 new classrooms, a new science lab and two new gyms. North Salem offers career and technical education programs in cabinetmaking, culinary arts and engineering technology. It also has a JROTC program. Corban University is a small private college in the neighborhood with approximately 900 students. The school offers over 50 programs, including nursing, agriculture science and computer science.

I-5 and Oregon Route 22 offer convenient commutes
The nearby highways make getting around Salem easy. Route 22 offers a 5.5-mile drive into downtown or a 4.5-mile drive to Salem Hospital. I-5 runs north-south through the Willamette Valley and leads about 50 miles north to Portland. Several Cherriots bus routes also serve the area, offering public transportation to downtown, south Salem and as far east as Mill City. Salem-Willamette Valley Airport is nearby and has limited commercial flights to Las Vegas and Los Angeles.

Much of the neighborhood is industrial, offering easy access to jobs. Warehouses for Amazon and Home Depot are just across Cordon Road from the residential part of the community. The Oregon Department of Public Safety Standards and Training, Santiam Correctional Institution and Oregon State Correctional Institution are a short distance from the neighborhood. Despite these facilities being close to the homes, most noise pollution comes from the local highways and the Salem Municipal Airport right next door.
