Located directly south of Downtown Salt Lake, Ballpark still has the same hip, fun vibe and attracts people like magnets. As the same suggests, there is indeed a ballpark in Ballpark. Known as the largest stadium in the Pacific Coast League, Smith’s Ballpark seats 14,511 baseball fans and is home to the Salt Lake Bees. Smith’s may be Ballpark’s main attraction, but this area also features some of Salt Lake’s main shopping centers and is conveniently next to Interstate 15, offering fast access to any other part of Utah.

Bungalow homes and bi-level homes are common in Ballpark and range from the high $400,000s to the high $700,000s. Stone veneer, siding and stucco are popular, but homebuyers shouldn’t expect to find many new homes in Ballpark. Much of this urban area is already developed, with townhouses, apartments and lofts accounting for many of the new construction projects. Many of these properties are for rent but the ones for sale go for between the high $300,000s up to the low $700,000s. The majority in Ballpark are renters, as just 26% of residents are buyers. Those searching for a modern home will either need to keep an eye out for recently renovated houses or take on the project themselves. Sidewalk-lined streets provide residents with a place to go for a walk while enjoying the views of the Rocky Mountains.

Grab an award-winning burger at Lucky 13
For a meal out, residents can dine at Lucky 13, voted the best burger in Utah. Customers commonly order a classic burger with or try one of Lucky 13’s eclectic creations like The Ring of Fire: topped with house-smoked bacon, roasted jalapenos, habaneros, grilled onions and cheddar cheese. “Another favorite restaurant in the area is Basta,” Joel Carson, a Realtor with Utah Real Estate PC says. “It’s an upbeat, fast-food environment with a fine dining quality. They have a DJ. It's really an amazing vibe.” Basta is just a 10-mile drive north of the neighborhood and features fresh pasta, fine champagne and live music, all in a casual dining environment. Shopping couldn’t be any easier for Ballpark residents. Aside from Downtown’s City Creek Mall, Salt Lake's biggest shopping center is right in their backyard. Big Box retailers like Costco, Sam’s Club and Home Depot are grouped less than one mile from their front door. Target and Walmart round out your list of options, and though they’re all close by, buyers should be aware that thousands of Salt Lake residents are driving here to cross off their to-do lists and should plan for traffic and the weekend rush.

Salt Lake Bees, a neighborhood staple
The neighborhood is named for being the home of the Salt Lake Bees, the Triple-A affiliate of the Los Angeles Angels. Residents enjoy heading to the ballpark throughout the summer to cheer on the Bees and enjoy the team’s plethora of theme nights. Unfortunately, the team is leaving Smith Ballpark and is expected to move into their new Daybreak Stadium by Opening Day 2025. However, the Ballpark isn’t expected to be demolished, and city officials are deciding its future. The Utah Royals professional women’s soccer team could move in; the stadium may be converted into a residential community or a city park.

Dealer’s choice of well-regarded schools
Residents of Ballpark send their children to the Salt Lake School District, which is a choice school district, meaning residents can apply for their children to attend any school in the district. The closest elementary school for Ballpark residents is Whittier Elementary School, which serves Pre-K through sixth grade and earned a B-plus grade from Niche. From there, students could move on to Clayton Middle School, which not only received an A-minus grade overall from Niche but an A grade for its teachers. For ninth grade through 12th, students may attend Highland High School, which boasts high enrollment in both its AP Math and AP Science courses and earned a B-plus grade from Niche.

Playground for kids at Jefferson Park
Multi-use fields and a playground with monkey bars and swings offer open space for kids to run and play at Jefferson Park; it’s Ballpark’s only park aside from the Smith Ballpark. Just north of the neighborhood is Pioneer Park, which is popular for locals for its open green space, tennis courts, basketball courts and walking path. For those with furry friends, Pioneer Park also boasts an off-leash dog park.

Conveniently located next to I-15
For those using personal cars to get around, I-15 will always give them an easy route to get to where they’re going and a fast track back home to Ballpark. For public transportation, residents can use the Utah Transit Authority’s rail and bus system, which has multiple stops in the Ballpark neighborhood. For those looking to get out of town, Salt Lake City International Airport is a 7-mile drive from Ballpark. For medical attention, the University of Utah Hospital is a 5-mile drive.
