An older community that’s expanding in Salt Lake City
Fairpark is a northern Salt Lake neighborhood near the Jordan River known as the home of the annual Utah State Fair. The fairgrounds were built in 1902, and most of the neighborhood’s homes were built around the same time. This traditionally working-class neighborhood is also home to the Utah Power and Light Co., and it’s at the center of a major citywide redevelopment project; Larry Miller, the former Utah Jazz owner, is planning to develop the Power District, a walkable area between the Salt Lake City International Airport and downtown Salt Lake. Miller’s company is investing more than $3 billion in the community to renovate the fairgrounds, create a walking path along both sides of the Jordan River, build a brand-new Major League Baseball stadium and start a Utah baseball franchise. “The neighborhood is historically home to blue-collar workers from the industrial sector to the west,” says Linda Burtch, CEO and team leader at Keller Williams Salt Lake City, who has lived in Salt Lake City her whole life. “The area has seen a lot of change recently, though. With the proximity to downtown and the lower home prices, many young professionals are moving in, and it’s become a great place for first-time homebuyers.”

Single-family homes starting at $300,000
Fairpark has a mix of townhomes, midcentury ramblers and bungalows, plus newly constructed modern homes. Townhomes are priced between $400,000 and $550,000. Homes built in the late 19th and early 20th centuries tend to range from $300,000 to $400,000, while newer builds are priced between $350,000 and $700,000. Houses sit close together with small front porches and lawns surrounded by metal or wooden gates. Paved walkways cut through the middle of lawns, leading people from their porches to slender sidewalks. Homeowners typically park their cars in their driveways or on the street.

Living next to the Salt Lake City International Airport
Interstate 15 runs north to south through Fairpark and links commuters to downtown, while the Green Line of Utah Transit Authority’s TRAX light rail system runs along the neighborhood’s southern border. The Salt Lake City International Airport is 3 miles away; its closeness helps travelers easily reach faraway destinations. Day-to-day aircraft commotion is not a problem. “Noise isn’t an issue because Fairpark is not close to where the planes actually take off,” says Joel Carson, a Realtor with Utah Real Estate PC and Salt Lake City native. The University of Utah Hospital is the nearest medical center, 5 miles away.

Culture Coffee, City Creek Center
Culture Coffee is an eclectic local shop that makes drinks from an espresso machine resembling the back of a vintage car bumper. Drinks are served in colorful teacups and saucers, and the shop offers visitors coloring books and arcade machines with old-school games, Pac-Man and Final Flight. It also sells its own merchandise and vinyl records. Koyote, a Japanese Restaurant right outside the neighborhood, serves dishes such as pho and lotus root chips. Rancho Market, on 900 West, is where most residents get their groceries. City Creek Center is the nearest shopping mall 2 miles away, with stores like Express, H&M and Macy’s.

Riverside Park, Cottonwood Park
Riverside Park, in the northwest part of the neighborhood, has a small playground, tennis courts and baseball fields. Cottonwood Park is an off-leash dog park with paved trails and large green spaces near the neighborhood’s southwest corner. The Jordan River Trail is a 45-mile path next to the Jordan River; it goes through Cottonwood Park, connecting locals to neighboring communities. Northwest Recreation Center sits near the local fairgrounds and has an indoor gym, swimming pool, athletic courts and a daycare. Nearby Rose Park Golf Course has a public, 18-hole layout for visitors 2 miles north. People visit the Ensign Peak Trailhead year-round, 3 miles north, for hiking and skiing.

West High or Capitol Hill Academy
The Salt Lake School District serves children in Fairpark and earns an A-minus from Niche. Kids can attend Mary W. Jackson Elementary, which teaches kindergarten through sixth grade and receives a C-plus from Niche. Students may transition to C-rated Northwest Middle School, which hosts an annual Celebration of Northwest highlighting the different cultures and talents of its students. Young teens finish their public education at West High, the oldest public high school in Utah. It earns an A from Niche. Capitol Hill Academy is the closest private school, 1 mile away, that teaches kindergarten through grade 12. The University of Utah is a public college 6 miles away, while Westminster University is a private Christian college 8 miles away. Neighborhood churches include Our Lady of Guadalupe Church, Gospel Light Church and the Church of Jesus Christ of Latter-Day Saints.

What happens at the Utah State Fair?
Fairpark hosts the annual Utah State Fair for ten days in September. The event includes a rodeo, magic show and typical fair food like funnel cakes and fries. “From the lit-up carnival rides and games to the petting zoos, it’s the definition of a state fair,” says Julie Livers, a realtor with Berkshire Hathaway who has lived in Salt Lake City for more than two decades. The fairgrounds host other annual events, such as the Get Freaky Festival, a Halloween event where people dress in costume and watch live music. The Union Event Center is a local public venue that hosts concerts and high school proms right outside the neighborhood.

Salt Lake Valley’s climate concerns
The arid climate and hilly topography of the Salt Lake Valley mean polluted air can get trapped throughout the region. The situation is constantly monitored by the Utah Department of Air Quality. Wildfire season occurs in the area every year from July to October.
