University is an urban residential community that includes the University of Utah’s campus and surrounding streets. “The U of U area is a blended community of younger households and tenured faculty at the university,” says Michael Wolters, a Realtor with Keller Williams - Salt Lake City and over 20 years of experience. “These folks are highly active and engaged in their community.” Most of the housing here consists of condominium and apartment buildings popular with college students, but there are also high-end, sought-after historic homes from the early-to-mid-20th century set on walkable city streets near local shopping and dining. “There’s also immediate access to recreation hiking trails and the famous Red Butte Garden,” says Wolters.

Student housing for rent and million-dollar historic homes
“Due to its highly popular location on the eastern foothills, the average home sells for about $1.6 million,” says Wolters. “That’s nearly $1 million more than the average home price in the rest of Salt Lake County.” Homes here typically range between $700,000 and $2 million. The neighborhood is very popular with local college students, so many homes, apartments and condominiums are available for rent throughout the year. Properties on the lower end are typically investment opportunities that may need renovations or modestly sized townhouses and duplexes with up to six bedrooms, popular for student living. Early-to-mid-century renovated bungalows with up to four bedrooms start around $800,000 and offer convenient access to city streets right on their doorstep, while historic homes start around $1.5 million and draw from a range of architectural styles, like Tudor or Colonial Revival, and have up to seven bedrooms.

Local schools receive high marks from Niche
Local kids can start at Wasatch Elementary, rated A-minus by Niche and named a 2023 National Blue Ribbon School; students here can sign up for the Community Education After-School Program, which aims to enrich children’s education with supplemental learning. “What looks like a history, math or science lesson becomes so much more,” says Cindy Mills on the school’s administration team. Kids can then move on to Clayton Middle, also rated A-minus, and West High, rated A, where students can take concurrent enrollment courses for college credit at Salt Lake Community College.

Parks, hiking trails and Red Butte Garden
Locals are, at most, a couple of miles from popular trails like Living Room and Peach Grove, which weave through the Wasatch Mountains and offer striking views of Utah’s natural landscape. The 21-acre Red Butte Garden is one of the largest botanical gardens in the Intermountain West region. Featuring thousands of flower varieties, the nationally known garden sees 200,000 visitors annually and is a favorite destination for photos and aromatic strolls through the garden’s walking paths. Red Butte Garden is also a popular venue for local concerts, like the Outdoor Concert Series held each summer. About 2 miles southwest, Sunnyside Park offers soccer fields, tennis courts and more sports facilities where locals can enjoy pick-up games or a relaxing picnic on the park’s lawn.

Shopping and dining are just a short walk away
Being in a college neighborhood that’s so close to Downtown Salt Lake City means coffee shops, restaurants and bars are all within a short walk of most residential streets. Walk down 200 South Street to enjoy breakfast on the patios of Coffee Noir, where folks can enjoy a foamy latte in the morning. For the best pizza in town, Wolters recommends Pie Pizzeria Underground, located underneath the University Pharmacy less than a mile down the street from Coffee Noir. Grabbing groceries is easy on University Boulevard, where locals can pick from Trader Joe’s, Whole Foods, and Smith’s.

Rooting for the Utah Utes
“The area hosts sporting events and concerts all year ‘round,” says Wolters. On football game days at the University of Utah, expect to see neighbors dressed in red and white as they head to Rice–Eccles Stadium to support the Utah Utes. Basketball games are hosted at the nearby Jon M. Huntsman Center, where locals cheer and look forward to seeing Swoop, the university’s red-tailed hawk mascot. These venues also host regular performances from touring, top-charting musicians like Luke Combs and sports events like motocross shows. About 2 miles west in Washington and Library Square, the annual Living Traditions Festival is held in May, signaling the start of summer and featuring music, art and dancing from local cultures like the Ute and Navajo Native Americans.

Getting around Salt Lake City
Set in the northeast corner of Salt Lake City, University’s streets are typically very walkable and easy to navigate for locals. Residents can also take Utah Transit Authority buses or ride TRAX, a light rail system, for convenient transit throughout the city. State Route 89 is the nearest highway, about 3 miles west of the neighborhood, which leads south toward other Salt Lake County hubs like Midvale and Draper, 17 and 24 miles away, respectively. The University of Utah Hospital is on-campus and easily accessible from anywhere in the neighborhood, while Salt Lake International Airport is about 10 miles west.
