Suburban comforts mixed with college town perks

College Hills is a suburban neighborhood in San Angelo that gets its name from Angelo State University. However, the neighborhood is hardly a rowdy college row. Students share this quiet neighborhood with a diverse mix of newly arrived young families and older residents who have lived here for decades. “You don’t have people saying, ‘I don’t want to live by the school,’” says John Biera, a real estate agent with Coldwell Banker Legacy who lives in San Angelo and sells throughout the city. “Everyone is really respectful.” Biera says residents choose College Hills because of its convenient location and suburban charm. “There are a lot of trees, lots of shade. You'll see people walking their dogs. It's a great neighborhood.”

Midcentury-era ranch-style homes are common

College Hills is an established neighborhood, with mature trees lining the streets and filling backyards. Homes here tend to be midcentury-era ranch-style with landscaped lawns. Those with three bedrooms range from $165,000 to $290,000. Bigger options, with four or five bedrooms, are priced between $300,000 and $440,000. The higher-priced homes typically feature complete renovations with modern appliances, new flooring and open floorplans. Most have carports or garages and some have pools. While there are no sidewalks, the streets are wide enough for families to take walks.

Angelo State University is in the neighborhood

The San Angelo Independent School District serves the neighborhood. Children often start school at Crockett Elementary, which rates a C-plus on Niche. From there, they head to Glenn Middle, which rates a B-minus and is in the neighborhood. Finally, they head to B-plus-rated Central High School, about 3 miles away. Central High serves about 3,000 students and has several clubs and organizations to join, including the championship cheerleading team, which has won the NCA national championship six times.

Families interested in private education for their kids can pick from several faith-based schools that serve the area. Angelo State University’s bustling campus runs along the neighborhood’s north side and is a hive of activity. “It’s backed by Texas Tech, so it gets a lot of funding,” Biera says.

Unidad Park is nearby

Students and locals alike head to Foster Field at 1st Community Credit Union Stadium to watch the Rams play baseball. ASU’s soccer team competes at LeGrand Soccer Complex, also located in the neighborhood. Nearby Unidad Park offers traditional amenities like a playground, baseball fields and walking trails. San Angelo State Park is about 5 miles from the neighborhood and draws deer and wild turkey hunters in the fall, winter and early spring.

Many restaurants along Knickerbocker Road

The neighborhood has countless restaurants, from well-known fast-food joints to family-owned favorites. One of the most popular spots is The Original Henry’s Diner, a staple for traditional Mexican dishes. The Penny Tap House has served the neighborhood since 1998 and draws students and locals for its burgers, beer and live music. After a late night out, The Bearded Barista is a morning go-to for coffee and a bagel sandwich. Residents also don’t have to go far to shop; H-E-B is located in the neighborhood, and about 4 miles away are Target, Walmart and Sam's Club. Sunset Mall is also down Sherwood and offers indoor shopping at stores like Ulta and Dillard’s.

The annual San Angelo Stock Show and Rodeo brings the city together

San Angelo offers events almost daily. The largest is the San Angelo Stock Show and Rodeo, which spans nearly two weeks and offers multiple rodeos, live music and exhibits from the local 4H and Future Farmers of America chapters. Foodies revel in the Taste of San Angelo, which takes place each September and offers dishes and drinks from local restaurants and breweries. Orchestra fans catch shows by the San Angelo Symphony throughout the year at the San Angelo Performing Arts Center.

Loop 306 is conveniently close

Loop 306 runs along the neighborhood’s south side and connects to other roadways throughout the city. Interstate 20 is about 80 miles away and the closest major highway connecting nearby towns. While most residents opt to drive around the city, some take the Concho Valley Transit bus, which has stops throughout the city. The San Angelo Regional Airport, located about 7 miles from the neighborhood, offers daily flights to Dallas-Fort Worth International Airport.
