A popular neighborhood for first-time homebuyers west of Downtown San Angelo

Central San Angelo is the aptly named central neighborhood of the West Texas city that sits about equidistant from Midland to the west and Fredericksburg to the southeast. Situated across the North Concho River directly west of Downtown San Angelo, Central San Angelo appeals to homebuyers looking for a quieter lifestyle on the fringes of downtown. “The neighborhood’s proximity to Downtown is a main draw because residents are close to any major thing happening in town,” says local Realtor John Biera of Coldwell Banker Legacy. “You can get anywhere from Central San Angelo.” Despite its proximity to the downtown sector, Central San Angelo offers a different atmosphere than its more active counterpart. Ranch-style homes and small cottages are situated on the residential neighborhood’s neat network of streets, many framed with tree-shaded sidewalks. “When I drive down those streets, it reminds me of Highland Park in Dallas,” Biera says, referring to one of the more tony neighborhoods in Big D. “Residents favor the area because it’s a higher echelon of houses, but it’s more reasonably priced for first-time homebuyers.” In addition to its being near the heart of San Angelo and its affordable price tags, Central San Angelo also lends a family-friendly feel with nearby schools and recreation.

Single-family homes on quiet, residential streets

Ranch-style homes are most common among the architecture styles in Central San Angelo, many built from the 1950s to the 1980s. Small prairie-inspired cottages, bungalows and Mission Revival styles are also scattered within the mix. Many homes are situated on modest lots and feature garages or off-street parking. The average home value in the neighborhood hovers around $163,000, lower than both the national and the San Angelo average. Prices typically range between $124,000 and $375,000, but investment properties and fixer-uppers can price below $100,000.

Access to centrally located schools within San Angelo ISD

Access to schools is another draw to Central San Angelo, as the neighborhood situates residents in proximity to high-achieving institutions in both the public and private sectors. The San Angelo Independent School District serves students in the public realm and earns a B overall grade from Niche. Kids may start at the centrally located Austin Elementary School, which earns a C-plus, before advancing to the B-minus-rated Lone Star Middle School. Central High School is also located within the neighborhood. Apart from a rigorous academic program, the B-plus-rated high school offers top-achieving extracurriculars, such as their renowned performing arts program, which includes chorus and band. Parents may also opt to place their children in private, faith-based schools such as Cornerstone Christian School, an A-rated school serving prekindergarten through twelfth grade. Residents of Central San Angelo are also close to Angelo State University, part of the Texas Tech University System.

Riverside recreation and local parks

Civic League Park is tucked along the banks of the North Concho River and draws locals to its rose gardens, scenic waterside trails and the International Waterlily Collection, one of the nation’s largest. Open to the public 24/7, the collection highlights a wide array of hybrid and tropical waterlilies. Once a year, the Collection hosts a Waterlily Fest to celebrate new hybrids and display the blooms at their peak while offering food vendors and musical entertainment. Just across the river, Santa Fe Park is a hub for outdoor recreation. Biera points out that some of the neighborhood’s main streets connect right into downtown and the park, allowing easy access to the park's many facilities, including the riverside trail. “Cross over Pecos Street or Sherwood, and you’re right on the River Walk or the Sante Fe Golf Course,” he says. The park also features a playground and a kayak launch.

Commercial artery just south of the neighborhood

US Highway 67 Business runs along Central San Angelo’s southern side and serves as a commercial corridor for the area, giving residents easy access to an array of local stores, businesses, salons and restaurants. Restaurants along the route include barbecue mainstays like Bodacious Bar-B-Q and Peasant Village Restaurant, which serves gourmet foods in a contemporary atmosphere. “Pleasant Village is a great experience, and people love it,” Biera says. “It’s elevated and on the expensive side, but really good.” The neighborhood Walmart is located at the foot of the neighborhood, and an H-E-B, along with a handful of convenient fast-food chains, are further down the corridor.

Downtown San Angelo events celebrate diversity

Proximity to downtown also allows Central San Angelo residents to take advantage of the city’s diverse range of events. “Downtown always has events going on,” Biera says, “and Central San Angelo is so close to all of it.” Apart from weekly goings-on like beer tastings, food-truck events and happy hours, Downtown San Angelo celebrates its community with seasonal events, including Downtown Strong, which showcases some of the region’s art, food and music. Biera says the rodeo is also a big event for the city, with multiple live events throughout the year.

Major thoroughfares through Central San Angelo

US Highway 67 bisects Central San Angelo and connects residents directly to downtown and US Highway 277. Locals can also access US Highway 87, which runs north-south through San Angelo. The San Angelo Regional Airport is about 17 miles away.
