Rio Vista blends a college mindset with a military lifestyle
In the small West Texas city of San Angelo, Rio Vista is a residential quarter that is home to many college students, military members and medical affiliates. “San Angelo was founded as a long-time ranching and railroad community,” says Ray McKim, a professional landman and San Angelo resident of 40 years. “Today, our four economic pillars are Angelo State University, Goodfellow Air Force Base, Shannon Medical Center and Nasworthy Lake.” The university and the base bring a younger crowd to Rio Vista, while the hospital and nearby lake attract retirees and near-retirees. “The city is old school, but the cost of housing is something that anyone would appreciate,” McKim says. The median price for single-family homes here is around $265,000, compared to the national median of about $420,000. While the neighborhood is bookended by ASU to the west and Goodfellow to the east, U.S. Route 87 slices down the center, connecting locals to retail stores and restaurants, and commuters to major highways.
Rio Vista residents will flock to Lake Nasworthy to escape the heat, go boating or spend the day fishing.
The "Ram Fam" culture is central to Rio Vista student life, with over 100 registered student organizations and 29 intramural and club sports teams.

Rio Vista residents are affiliated with both ASU and Goodfellow
Many Rio Vista residents are associated with Angelo State University, or ASU, which occupies the west side of the neighborhood. Designated as both a Hispanic-Serving Institution by the U.S. Department of Education and a certified Military Friendly School by the Military Friendly organization since 2010, ASU enrolls about 11,500 students each year. The university is part of the Lone Star Conference, with 15 NCAA Division II sports teams that play across the 268-acre campus. While the institution has a renowned softball team, it’s also known to offer strong business and health studies programs. The Carr Academic Scholarship helps incoming freshmen if they have a high school GPA of at least 3.0 and qualifying ACT or SAT scores.
Air Force families also live in the Rio Vista neighborhood, as well as on the 1,235-acre Goodfellow Air Force Base located on the east side of the neighborhood. The base is part of the Air Education and Training Command, which focuses on cryptologic and intelligence training for all military branches. About half of the personnel living and working on Goodfellow are students.

San Angelo hosts rodeos, blues festivals and fireworks events
San Angelo attracts large crowds for highly anticipated annual events, like the San Angelo Stock Show and Rodeo held at the city’s fairgrounds. The rodeo, typically a two-week event in April, draws in more than 150,000 visitors. “We’re among the top five cowboy rodeo towns in the nation,” McKim says. “We have a little shop downtown that sells more boot-shaped shot glasses than anywhere else.” In May, the Simply Texas Blues Festival comes to town with a rib cook-off, car shows and blues music. In July, residents can look forward to two separate fireworks displays. “The city does theirs on the 3rd, and Lake Nasworthy does the main one on the 4th,” says Kim Leabo, a Realtor with ERA Newlin & Company who has lived on Lake Nasworthy since 1996. Leabo mentions that organizers pull out all the stops for the fireworks show, and McKim adds that Goodfellow Air Force Base contributes almost half of the funds.
Majority rentals with townhomes and ranch-styles for sale
About 40% of residences in Rio Vista are single-family homes, while 30% are multi-family complexes. More than 60% of residents rent their homes, with a majority of rentals dedicated to student housing. Buyers can find different styles of townhomes and condominiums, with units ranging from 1,000 to 2,500 square feet and price tags from $140,000 to $250,000. Common single-family homes include ranch-style ramblers with attached garages and brick facades, many offering fenced-in backyards and neatly landscaped front lawns. Prices generally vary between $200,000 for a 1,250-square-foot home to $320,000 for a 2,000-square-foot home. There are also several investor-friendly ranch-style and bungalow-style properties in need of renovations that can cost from $85,000 to $130,000.

Lunch spots line Highway 87 and Knickerbocker Road
Highway 87 is lined with popular eateries and other local establishments. Roxie’s Diner is a centrally located breakfast staple in a colorful ‘50s diner setting. After dining, residents can run errands next door at Walmart. And less than a mile from there, City Limits is a country-and-western bar with scratch-made food and a dance floor. Knickerbocker Road branches off the highway, featuring more dining options. Cork & Pig Tavern is a gastropub with wood-fired pizza and an expansive wine list. “This little downtown area is a great place to stop for lunch while you’re traveling to the Hill Country from Upper West Texas,” McKim says.

Outdoorsy residents can visit pocket parks and Lake Nasworthy
Jaime Padron Memorial Park, which locals call Padron Park, is a neighborhood green space on the east side of Rio Vista. In addition to a playground, the park has lighted athletic fields and courts, as well as a walking trail. Next door, the Southside Recreation Center has a gymnasium where many youth leagues play. Just north of Padron Park, Glenmore Park offers 6 acres of play space, including a playground, athletic courts, baseball fields and kayak access to the South Concho River. The river flows about 5 miles south to feed into Lake Nasworthy, a popular swimming and boating recreational area for San Angelo residents. “It’s one of the nicest lakes in not just West Texas, but all of Texas,” McKim says.

San Angelo public schools offer an Air Force JROTC program
Students living in Rio Vista are part of the San Angelo Independent School District, which receives a B rating from Niche. Students can begin at Crockett Elementary School, which holds a C-plus, before transitioning to Glenn Middle School, which has a B-minus. Central High School receives a B-plus and offers an Air Force Junior ROTC program with an Air Force military structure. Cadets from Central High’s AFJROTC can visit the local Goodfellow Air Force Base for field training exercises, helping students get a better understanding of base life and active-duty military service.

Commuters can use Highway 87 and San Angelo Regional Airport
U.S. Route 87, referred to locally as Highway 87, leads residents to other major thoroughfares that spiderweb in and out of the city. Concho Valley Transit services the community, and there are separate bus routes for both the ASU campus and for Goodfellow Air Force Base. For more distant destinations, San Angelo Regional Airport is about 7 miles south of the neighborhood.
There are plans to bring another commuting option to San Angelo, but residents are on the fence about its implementation. “Interstate 27 will be extended from Canada to Mexico, running through San Angelo,” McKim says. “Some people think the city could use an interstate, but a lot of people don’t want to disturb the little downtown area.”
San Angelo Regional Airport is south of Rio Vista and has around 3 flights through American Airlines daily.
