The student-friendly Vista del Arroyo neighborhood offers retail near the lake
A commercial-filled pocket on the south side of Angelo State University, Vista del Arroyo is home to both students and staff affiliated with the university, as well as San Angelo residents that want to be near Lake Nasworthy. “I spoke to a doctor who moved here recently, and I asked him why he chose San Angelo to continue his practice. He said it was because of the lake,” says Ray McKim, a professional landman who has lived in the community for 40 years. The established neighborhood sprouted up in the 1960s, as college professors wanted proximity to the school. Today, there’s a blend of faculty and students, with more than half of residents renting apartment units or ranch-style houses.
As to one of the economic pillars that McKim mentioned, Angelo State University, or ASU, has highly regarded business and health studies programs. The university has been designated as both a Hispanic Serving Institution by the U.S. Department of Education and a Military Friendly School by G.I. Jobs since 2010. In addition to the abundance of ASU-associated residents here, the neighborhood also attracts military personnel. Goodfellow Air Force Base, about 6 miles east, is part of the Air Education and Training Command. Those qualities are paired with the neighborhood’s proximity to State Route 306, or the 306 Loop, which connects commuters to other major highways around the city.

Grab a bite at the Southwest Plaza Shopping Center
Nearly half of Vista del Arroyo is comprised of retail and office space. At the commercial-dense intersection of Knickerbocker Road and the 306 Loop, Southwest Plaza Shopping Center provides fitness facilities, salons, storefronts and eateries. Residents can grab a morning brew from the Elohim Grounds drive-thru, which is inside a colorful former cargo container. Or they can grab a chef-made sandwich from PV Deli, a trendy counter-serve sandwich shop. The Wharf Restaurant and Tavern is a seafood spot, and Basil offers Asian cuisine including Thai, Japanese and Vietnamese. Nacho’s is a popular Mexican restaurant that also serves American fare. Located in the same shopping plaza is Celebration Church, a well-attended nondenominational church with children’s, young adult and adult ministries. Nearby, locals can grab groceries from Market Street.

Spend the day on Red Arroyo Trail or at Lake Nasworthy
The Red Arroyo Trail runs from Knickerbocker Road on the east side of Vista del Arroyo to Sherwood Way on the west side, with access points at the north side of the neighborhood. The paved trail is 14-feet wide and features art sculptures curated by Art in Uncommon Places. Additionally, the trail’s logo was designed by Angelo State University students. Near the trail, College Hills Swim & Racquet Club is a members-only club with a community pool, playground, basketball court and tennis courts. On Vista del Arroyo’s west side, Unidad Park features a playground built in 2022, a short walking loop and athletic fields. This family-friendly park hosts regular movie nights.
Less than 2 miles south on Knickerbocker Road, Bentwood Country Club is a private club with an 18-hole golf course, a pool and a clubhouse with a fitness center. And about another mile south from there, Lake Nasworthy is one of the best recreational lakes in West Texas. Residents can visit the lake to both swim and boat from several sandy beach areas with boat ramps. “Lake Nasworthy is a very constant-level lake,” McKim says. “We don’t have flooding or drought problems like other lakes in the area.” The lake is home to the ASU Lakehouse, which is a dedicated area for students and faculty affiliated with the university, and a campground reserved for Goodfellow Air Force Base military families. Lake Nasworthy hosts the city’s annual fireworks celebration on the Fourth of July.

There are a mix of ranch-style homes and student apartments
Vista del Arroyo Drive winds through the neighborhood, crossing paths with the four-lane College Hill Boulevard. The namesake road branches off into wide, residential drives, courts and terraces lined with oak and mesquite trees shading neatly kept front lawns. About 66% of residents rent their homes, and more live in apartment complexes like the popular Sedona Ranch Apartment and Plaza Square Apartments. While student housing has a large presence in the community, buyers can find brick ranch-style homes built in the ‘60s and ‘70s, some in need of renovations and some with modern updates to both the interior and exterior. Most feature attached garages or carports, along with fenced-in backyards. These single-story homes typically range in size from 2,000 to around 3,000 square feet and prices typically go from $215,000 to $475,000. On occasion, buyers can find much larger ranch-style homes with price tags that climb as high as $955,000. There are also 1,500- to 2,000-square-foot contemporary townhomes available with attached garages, priced between $195,000 and $295,000.

Students are part of the San Angelo Independent School District, which receives a B rating from Niche. Students can start at Bowie Elementary School, which has a B, before progressing to Glenn Middle School, which receives a B-minus. They can then transition to Central High School, which holds a B-plus and offers student programs through partnerships with both Goodfellow and ASU. The Air Force JROTC program allows student cadets to visit the local base to experience field training and combat simulations. ASU offers dual credit courses for high schoolers that meet the academic requirements. The university also hosts the annual Youth Cybersecurity Workshop and Expo, which connects the district’s elementary and middle school students with experts and career pathways.

The 306 Loop connects residents to U.S. Route 277 to the east and U.S. Route 67 to the west. Both major highways diverge in different directions through West Texas. For those without a vehicle, the Concho Valley Transit bus system services the area, with Route 1 and Route 7 through Vista del Arroyo. For more distant destinations, the San Angelo Regional Airport is located about 5 miles south of the neighborhood.
