New home construction is transforming the small city of San Antonio, which began as a Catholic colony in 1882 and until recently was a typical slow-paced rural enclave surrounded by horse farms and orange groves. “San Antonio is transitioning from an agricultural community to a suburban neighborhood,” says Nicole Willers, a Realtor with Platinum Properties of Florida in San Antonio. “Five years ago, San Antonio was all ranches. Since then, they’ve started developing the area, including unique subdivisions built around giant lagoons.”

One of these subdivisions is Lennar at Mirada, its centerpiece a 15-acre, 33-million-gallon lagoon -- the largest man-made lagoon in the country. The master-planned community, which includes its own 55-plus neighborhood, features an array of town houses and single-family homes priced between $280,000 and $540,000. In addition to the lagoon, essentially a giant aquatic playground that also is open to the public, community residents have exclusive access to a resort-style pool, tennis, pickleball and bocce ball courts, paved walking paths and a dog park. A full-service Publix anchors a shopping center that was built to serve the community, complete with a pair of highly rated ethnic restaurants, Tasty Tokyo and The Hungry Greek. “It’s like a whole new city with infrastructure,” says Willers. “It’s pretty amazing.”

Development in San Antonio is not limited to the community of Mirada. Along San Antonio’s neighborhood streets, recently built custom homes mingle with homes in various stages of construction. Established housing is a mix of midsized homes and larger, more architecturally diverse homes near Lake Jovita, named by the community’s founder Judge Edward F. Dunne but known to locals today as Clear Lake. The variety of homes typically range in price from $400,000 to $900,000.

The community’s youngest students can attend San Antonio Elementary, a conveniently located neighborhood school. Older students can attend Pasco Middle and Pasco High schools, both of which offer the prestigious Cambridge International curriculum and are located in historic Dade City, just 5 miles to the east.

San Antonio always has been an active community. The nearby Lake Jovita Golf & Country Club was built on the same land that was the site of the community’s original golf course, which opened in 1920 but did not survive the Great Depression. Today, the club features two 18-hole golf courses amid the rolling hills of central Florida. The courses are open to the public, and members enjoy additional amenities that include pickleball, basketball and on-site indoor and outdoor dining options.

Baseball is king at the San Antonio Sports Complex, which also is the site of the historic train depot that was central to the city’s original growth spurt in the 1880s. San Antonio City Park is a community green space highlighted by a colorful mural. The community also is home to an annual 100-mile bike race. The Gran Fondo Florida's course starts and ends on Pennsylvania Avenue every March, with the city center closing down to celebrate and host a post-race party.
