Beacon Hill mainly developed from the 1890s to the 1920s but continued into the ‘50s. Craftsman builds are common in the neighborhood, but American Foursquare, Italianate, Spanish Eclectic, Folk Victorian, Prairie and Neo-Classical homes are also available. As a result of tear-down rebuilds, the neighborhood does have a few contemporary homes. NCD recognition places guidelines on what can and can't be done to properties, which BHANA helps navigate. “We don’t have a homeowner association, but there are some city mandates,” Campbell says. The primary purpose of these mandates is not to protect certain architectural styles but to maintain the function of the neighborhood by keeping lot sizes, property placements and certain exterior features somewhat uniform. Elements like porches, walkup pathways and windows must respect NCD guidance. Home values here are about $100,000 lower than the San Antonio metro area average. Recent sales prices range from the lower $100,000s to $700,000, concentrating primarily between $200,000 and $450,000.Beacon Hill Linear Park
In 2013, the BHANA connected nearly 4 acres of vacant residential space to create the Beacon Hill Linear Park. Conceived 25 years earlier, the project sought to address the absence of parks within a quarter-mile radius of 2,200 homes. “We worked with the city to get funds, plant trees, build a playground and a basketball court and add a community garden,” Campbell says. The Beacon Hill Community Garden has workdays on the third Saturday of every month, and any interested residents are welcome to volunteer. San Pedro Springs Park, the oldest park in Texas, is a mile east. The historic park sits on 46 acres and has a pool, with water sourced from natural springs, trails, picnic areas and other amenities. The San Antonio Zoo and several museums are a few miles to the northeast.Events put on by the Beacon Hill Neighborhood Association
The Beacon Hill Neighborhood Association hosts general meetings open to the neighborhood on the second Monday of every month. Beyond that, the neighborhood hosts community events like second Tuesday socials at a restaurant in the neighborhood, story times for kids on third Saturdays and pickup basketball for girls at Beacon Hill Linear Park. “Every third Friday, a happy hour is hosted by someone in the neighborhood. It’s an open-invite potluck. There is trust between neighbors, and that comes from getting to know each other,” Campbell says. Each spring, Beacon Hill collaborates with the adjacent neighborhood of Alta Vista to host PorchFest, a collection of performances by local musicians on front porches. “Porches symbolize how we want people to interact—to be outside, hanging out on their porches,” Campbell says. “They facilitate people coming together.” Attendees bring blankets, folding chairs, snacks and drinks and mingle with the neighbors while enjoying the shows.School choice in San Antonio ISD
Preschool through eighth-grade students attend Agnes Cotton Academy, which has a C-plus grade on Niche. This school offers dual language education, a gifted and talented program and special education for eligible students. Due to the school’s growing population, students are split between Beacon Hill Primary for preschool through second grade and the campus of Cotton Academy for third through eighth grade. Cotton Academy feeds into Edison High School, which also has a C-plus. This school is home to the P-TECH School of Business and magnet programs, including the Health Professions Institute and Pathways in Technology Institute. SAISD students can apply to attend magnet and choice programs outside of their assigned attendance zone. The neighborhood is also home to Triumph Public High School, a charter school that opened in the fall of 2024 and has not yet been rated on Niche.New York Times-featured restaurants and a collection of antique shops
Beacon Hill has shops and local restaurants throughout the neighborhood and an H-E-B for groceries a mile and a half away. Blanco Café, which has been in San Antonio for 50 years, has a Beacon Hill location where Campbell says, "It always has a line out the door." She also recommends Bright Coffee, which supports local artists and puts on community events; Julia's, a French restaurant; and Garcia's, whose brisket taco The New York Times named "One of the Best American Dishes of 2023." The concentration of historic homes in Beacon Hill has created a collection of vintage hand-me-downs from past homeowners. "Beacon Hill is known for having a bunch of antique stores," Campbell says. Stores like Antiques on Hildebrand, Karolina's Antiques and The Junction Antiques help new homeowners find décor that fits the style and period of their historic homes.Walk to restaurants and drive through the city to downtown San Antonio
Beacon Hill is a somewhat walkable neighborhood. There are restaurants and schools throughout the neighborhood. Commuters don’t have to hop on a highway to get to work; they can drive 3 miles through the city and get there in about 15 minutes. The VIA Metropolitan Transit bus also provides a direct route to downtown that takes about 25 minutes. Methodist Hospital Metropolitan is the closest medical center, about 2 miles southeast, and the San Antonio International Airport is about 7 miles northeast.Crime
