Briggs Ranch’s private golfing community outside San Antonio

The soft pings of clubs striking golf balls are one of the few sounds heard in Briggs Ranch, a planned community in the Medina Valley area. The neighborhood's gated entrance and well-maintained landscape convey luxurious living. “It’s a beautiful community. Most people who buy there are buying to have access to the private golf course,” says Ryan Nichols, a Realtor with Keller Williams City View who grew up and currently lives in the San Antonio area. Custom homes are scattered along the edge of the course and are a quick drive from shopping and dining along Potranco Road.

Single-family homes from the 2020s

A majority of homes in Briggs Ranch come with backyard views of golf courses. “Briggs Ranch is mostly a custom-built neighborhood. You buy the land and then you build on it,” Nichols says. “All the lots are an acre or more, so you’re more spread out.” Properties found in the northern region of the neighborhood along Rustlers Trail and Roundup Pass have winding driveways that lead to large lots of land spotted with native desert trees. Spanish Revivals with arches and red-tiled roofs are popular, alongside contemporary single-story homes with a Tuscan flair. These properties cost around $320,000 to $540,000. Spanish Revival estates can be found as well for upwards of $1 million, but rarely come on the market. Properties in the southern part of the neighborhood near Highway 90 sit closer together on residential streets with sidewalks and uniform exteriors. New Traditional single- and multi-story homes built in the 2020s are common. A majority of these homes have Craftsman features such as stone accents, pointed roofs, front gables and farmhouse paneling. Prices range from $250,000 to $420,000. There are also a handful of apartment complexes like the Villages of Briggs Ranch Apartments. As such, roughly 85% of residents in the area are renters. The CAP Index Crime Score for Briggs Ranch is 2 out of 10, less than the national average of 4.

San Antonio’s golf courses and recreational areas

Briggs Ranch Golf Club is a private 18-hole course exclusive to the neighborhood. Membership is required for homeowners, who can enjoy multiple dining opportunities at the clubhouse. Out-of-town visitors can rent on-site casitas. The Golf Club of Texas is another 18-hole course in the area that's open to the public and doubles as a wedding and event venue.About 6 miles south of Briggs Ranch is Henrick Arnold Nature Park, located along the Medina River. There’s a nature-themed playground, picnic area and campsites with RV parking. Trails for hiking and horseback riding wind through the outcropping of trees. For more entertainment options, SeaWorld’s San Antonio location is around 11 miles away with everything from roller coasters and water rides to swim experiences with a beluga whale.

Medina Valley’s nearby retail and restaurants

Stevens Ranch Shopping Center is the closest commercial area to the neighborhood, about 3 miles north, and has an H-E-B for groceries. Daily Banh Mi Bakery is a local Vietnamese restaurant serving specialty sandwiches. Fast-food eateries in the area include Whataburger, Chick-fil-A and Domino’s. Potranco Road extends past the shopping center and is lined with authentic Mexican restaurants like Mexican Cowboy Street Kitchen and Mi Hacienda Jalisco Restaurant. “There are some bars in the area, but they’re not too rowdy,” Nichols says. “My wife and I frequent The Rusty Nail – the food is great and it’s a great vibe all around.”About 9 miles from Briggs Ranch is The Shops at Dove Creek, which has dozens of national retailers like Old Navy and T.J. Maxx. There are also chain restaurants like Chipotle and Olive Garden. Big-box stores like Walmart Supercenter and Costco are nearby.

High ranking Medina Valley public schools

Children living in Briggs Ranch can attend schools in the Medina Valley Independent School District. Ladera Elementary School earns a B-plus grade from Niche while Loma Alta Middle School has an A-minus. Medina Valley High School receives a B-plus and offers an Air Force JROTC program. Students can also participate in University Interscholastic League academic contests while there. Depending upon their home address, children may instead attend the A-minus-rated Lacoste Elementary and Medina Valley Middle School prior to entering Medina Valley High. “It’s a great school district, and it gets better every year,” Nichols says, referring to the schools' academic achievements and community outreach.

Traveling by car around Briggs Ranch and beyond

Gathering essentials requires traveling outside the neighborhood, making Briggs Ranch car dependent. U.S. Route 90 runs east and west, directly south of the neighborhood, and can be used to reach downtown San Antonio, about 20 miles east. Texas state Highway 211, known as Texas Research Parkway, is another main commuter route for the area. The San Antonio International Airport is roughly 26 miles away.
