Tucked next to a premier resort and golf club—in Bulverde Village, some neighbors spend their summers drifting along the lazy river, while others prefer to tee it up at the country club. Drawing in a diverse mix of families, retirees and military personnel, the area comprises several masterplan communities with private pools, parks and clubhouse facilities. "The northside of San Antonio has always been a popular place to live. It's right between the hustle and bustle of the city and Hill Country," says Bradley Burnes, a Realtor with Burnes International Group - Real Broker. Living in Bulverde Village offers convenience and recreation about 25 miles north of downtown and has two elementary schools within walking distance.

Houses in the area have come a long way, evolving from oak logs and quarried stone. "Most of the homes are semi-customs, where buyers can pick one of the designs the builders planned out," Burnes remarks. The community consists of several distinct planned neighborhoods, including The Estates at Indian Springs, Bulverde Village and Cibolo Canyon. Once acres of Ashe juniper trees, the neighborhood now features well-maintained streetscapes that wind around hilly and rocky terrain. The area includes medium-sized landscaped lots and homes constructed between 2005 and 2024 in contemporary designs. Residences are built to accentuate their natural surroundings with solar panels, large picture windows and fenced backyards with inground pools. Prices can range from $389,000 for a three-bedroom to $940,000 for a 5-bedroom sprawling over 4,000 square feet. "The prices are higher than other parts of San Antonio; the median is $820,000, but you can find properties in the 300s-500s," Burnes says.

The neighborhood is next to the JW Marriott San Antonio Hill Country Resort & Spa, popular for its River Bluff Water Experience. "It's not just for tourists," Burnes continues. "Locals come for day trips or date nights at the restaurants." Additionally, TPC San Antonio hosts the Texas Valero Open, a tradition since 1922 that attracts professional players competing for a grand prize.
Residents of Bulverde Village are a short drive from Canyon Lake and the Texas Hill Country.
Summer Fun at Canyon Lake
The appeal of these communities lies in their private recreational amenities, including parks, miles of trails, pools and clubhouses. Cibolo Canyon stands out with its lazy river, where locals lounge on the calm water on floaties. "It's also close to New Braunfels, Canyon Lake and the San Antonio River," Burnes continues. "The river is cool; people like to float it, and companies rent out innertubes and will take you back to your car." The community is next to the Bracken Cave Preserve, which houses over 15 million Mexican free-tailed bats and marks it as the largest bat habitat on the globe. The 8,200-acre Canyon Lake is found just 25 miles north. The lake draws locals during the summer swelter, where marinas, parks and trails accompany rocky cliffs and beaches.

STEM programs at Johnson High School
Families may be a part of the Comal Independent School District or North East ISD. Students within Comal ISD may attend Indian Springs Elementary, rated an A-plus according to Niche and is in the neighborhood. The school feeds into A-rated Pieper Ranch Middle School and Bulverde Middle School, which opened in 2024 and has not yet been rated on Niche. Students may then move on to Pieper High School, another recently built school. It opened in 2021 and earns a 6/10 on GreatSchools. In North East ISD, locals may attend A-rated Cibolo Green Elementary, also in the neighborhood, and advance to A-rated Tejeda Middle and Johnson High School, which earns an A-plus. Students at the high school level can apply for magnet programs centered on agriscience, technology, cybersecurity, and the arts.
