Davis Ranch is a master-planned community in northwest San Antonio with modern homes where people often exercise and walk their pets. The residential area is within a few miles of green spaces and restaurants and is home to a highly rated middle school. Drivers can reach downtown neighborhoods in around 35 minutes.
What homes cost in Davis Ranch
Homes in the community are New Traditional and often mix brick or stone into their exteriors. Properties rarely have lots larger than a quarter-acre. Prices can range from the lower $200,000s to the upper $600,000s, with a median sale price of around $415,000. The neighborhood’s average home value is slightly above the San Antonio metro area average, but well below the national average. More than 90% of residents are owners. HOA fees vary but are often between $500 and $2,500 per year, and residents do not have to pay city taxes.
Where area students attend school
Students are zoned for the highly rated Northside Independent School District. Folks Middle School, which gets high individual marks, is in the neighborhood. The Texas Education Freedom Accounts program awards eligible families with funds to put toward private school tuition and other expenses. The top-rated Scenic Hills Christian Academy, a private prekindergarten through 12th-grade school, is roughly 8 miles away.
What life is like in Davis Ranch
Davis Ranch residents get access to amenities including a large pool with a shaded cabana, a picnic pavilion and a play area with a jungle gym and a slide. Community streets are lined with sidewalks, and yards are mostly grass with a few small plants. The median age of residents is close to 35, and the area’s population under 18 is above the national average at roughly 30%. “It’s a strong community,” says Josh Boggs, a Realtor with Keller Williams Heritage who sells homes in the area. “There are a lot of dogwalkers and joggers regardless of the weather.”
Residents can commute across the city
The area is just over 25 miles from Downtown San Antonio, a drive that takes close to 35 minutes with minimal traffic. That’s where people can visit sights like The Alamo, the Majestic Theatre and the San Antonio River Walk. San Antonio International Airport is also about a 25-mile drive. The community is less than 2 hours from Austin and around 2.5 hours from the beaches of Corpus Christi. Boggs says the amount of people visiting Alamo Ranch for shopping and dining has caused backups throughout the western part of the city. “In rush hour, the traffic is bad along Galm Road,” Boggs says.
Parks are close to the community
Several regional attractions are easily accessible from the community. The neighborhood is around 3 miles from Government Canyon State Natural Area, which has around 40 miles of biking and hiking trails. People on the Joe Johnston Trail can see dinosaur tracks that are more than 100 million years old. Campsites are also available. Entrance fees are $6, and children 12 and under get in for free. Both SeaWorld San Antonio and Six Flags Fiesta Texas are about a 20-minute drive, as is The Rim, a walkable commercial center with shops, restaurants and a Santikos Entertainment IMAX movie theater. Lights Alive, a mile-long strip filled with Christmas lights and a children’s play area, is roughly 5 miles away.
Restaurants are within a short drive
Several restaurants are about 5 miles or less from the residential community, including ones in Alamo Ranch. Options include:
Rice & Spicy Thai Kitchen, which offers daily lunch combos
Hala Cafe, which serves Mediterranean food and has a hookah lounge
Tiu Steppi’s, an authentic Italian eatery
Smokey Mo’s BBQ, a regional chain
Himalayan Kitchen, known for its Indian and Nepalese dishes
Boggs says residents can also head north to the Old Town section of Helotes for a throwback experience.
