Proximity to parks, schools and restaurants

The quiet residential community of El Chaparral has “gotten overshadowed due to the suburbs north of Loop 1604, but its time will come because it’s a great location,” says Cesar Amezcua, Broker and Owner at CA & Company, and one of the Top 50 Residential Real Estate Agents recognized by the San Antonio Business Journal. Here in San Antonio, “Easy access to Interstate 35 was huge before the I-35 corridor and other suburbs exploded,” says Amezcua. Today, the I-35 is still the main artery in and out of the city. Residents can drive 15 miles to explore downtown San Antonio or stick around El Chaparral and enjoy its proximity to parks, schools and restaurants.

Ranch-style homes are common

The wide streets of El Chaparral are lined with sidewalks, driveways and one to two-story brick homes. Ranch-style houses are common, some with Colonial Revival influence. Most homes on the market are three to four bedrooms with two-car attached garages selling between $230,000 and $330,000. Many are newly remodeled. Some homes are for rent as well: a five-bedroom runs for about $2,300 monthly to a two-bedroom costs $1,250 monthly.

Easy access to Interstate 35 and Loop 1604

There are currently no bus routes serving El Chaparral, but the area is somewhat walkable and bikeable. Residents mainly use cars to get around, whether they commute downtown, to outer suburbs or to various Joint Base San Antonio locations. Military families appreciate that El Chaparral is 11 miles away from both Fort Sam Houston and Randolph Air Force Base. It’s easy to hop onto I-35 and Loop 1604 to get in and out of the city.

Visit the theme park at Morgan's Wonderland

There are several special places that bring the community together in El Chaparral. “The heart and soul of the area is Morgan’s Wonderland,” says Amezcua. “One of our city’s millionaires, Gordon Hartman, dedicated his life to philanthropy and built his daughter with special needs a theme park, which is open to the community.” Morgan’s Wonderland is one of the few theme parks in the world that caters to children and adults with special needs.

Tee time at Northern Hill Golf Club

Locals also gather to play a round of golf at Northern Hill Golf Club and swim laps at the Club’s swimming pool. Residents walk paved trails at nearby Friesenhahn Park, walk dogs at McClain Park, picnic at Comanche Lookout Park and work out on stationary fitness equipment at McAllister Park.
