Jefferson Heights is a growing Eastside community with a mix of turn-of-the-century homes and recent construction. "It's an older community," says Manny Gutierrez, a real estate agent with KW Commercial-Heritage, with over 20 years in the business. "It has gone through some changes in the last few years." Located 3 miles east of downtown, Jefferson Heights has several community centers that offer sports programs and parks, and it’s next to Frost Bank Center, which hosts concerts and sporting events throughout the year. Though major retail is limited, residents have some nearby restaurants and an H-E-B for groceries. The neighborhood is also zoned for several schools that offer STEM pathways, including Sam Houston High School.

Minimal traditional-style houses, Craftsman bungalows and contemporary designs built after 2020 line Jefferson Heights’ time-worn sidewalks and narrow streets. Some properties include carports or driveways, and most have front porches. Yards are often overgrown with shrubs that spill over chain-link fences. Prices typically range from $215,000 to upward of $415,000. Ongoing new construction can also be found, while homes needing renovations range in price from $90,000 to $190,000. "In some area pockets, people are going in and flipping homes," Gutierrez says.
The neighborhood has a CAP Index Crime Score of 6 out of 10, higher than the national average of 4. The San Antonio Police Department operates the East Substation and the SAFFE Unit, which serves several neighborhoods. The SAFFE Unit consists of officers assigned to specific streets for crime prevention and acts as liaisons with the city.

Sam Houston High School offers STEM programs
The neighborhood is served by the San Antonio Independent School District. Washington Elementary School has a C grade on Niche and offers several creative after-school art, gardening and photography clubs. S. J. Davis Middle School has a C-minus grade and prioritizes a STEM-centered academic focus, equipping students with tools to be successful at Sam Houston High School. The high school earns a C-plus grade and is home to the Cyber P-TECH USA program, the city's first Technology Early College High School, a partnership with St. Philip's College. The school was approved for a $45 million renovation in 2024, with improvements including a new gym, dance studio and theater.

Residents can walk to several community centers, including the one in Dawson Park, on East Commerce Street, which offers low-cost fitness classes and after-school programs for families. A few blocks north, Lincoln Park features a splash pad, shaded playgrounds and paved trails that connect to various organizations and community centers, such as the San Antonio Texas NAACP and the Claude Black Multi-Service Center. There, locals can take advantage of various services, including health and wellness programs, senior support and educational workshops. The adjacent Lincoln Community Center is home to the San Fernando Boxing Club.

While a strong cultural, shopping and dining scene is just 3 miles west in downtown San Antonio, including vibrant Southtown, locals also have some chain retail even closer. Family Dollar is directly south of the neighborhood on Martin Luther King Drive. There are a few restaurants as well, including Fermenteria, a local brewpub specializing in hard water kefir and fermented alcoholic beverages with probiotics.
