Historic, artsy and walkable Southtown community
King William is a small, walkable neighborhood established in the 1850s and Texas’ first designated historic district. It was added to the National Register of Historic Places in 1972. The neighborhood is a Cultural Arts District that’s a part of Southtown, a creative region of small businesses, art galleries and museums. King William also offers residents easy access to the San Antonio River. “It’s amazing because even though we're in the city, it’s only a mile from the Alamo and the River Walk,” says Hoda Cummings, a longtime resident and Realtor with Keller Williams City View, who specializes in restoring homes in the area. “Everyone knows each other by their dogs. Someone might say, ‘I have the black dog with the white spot,’ and instantly, people know where they live. Everyone looks out for each other. San Antonio may be the seventh-largest city, but it doesn’t feel that way here.”

Victorian houses near the San Antonio River
The neighborhood streets contain long, linear lots, sidewalks and some of the city’s earliest homes. Mansard and steeply pitched roofs rise above mature oaks and a few palm trees. Victorian, Greek Revival, Italianate and Craftsman homes have well-kept, modest yards with flowering shrubs, enclosed by white picket or wrought iron fences. Many houses are painted bright yellow and pink, and any customizations require approval from the city’s historic preservation society. “Ninety-eight percent of the homes in King William are over 100 years old, so you have to value historic homes. Taking care of your home is a commitment. There’s always a project around the house,” Cummings says.
Prices here vary widely from around $260,000 to over $1.8 million, including a few townhouses and condos. King William’s average home value is around $700,000, higher than the San Antonio metro area of $347,000. The neighborhood is split evenly between rentals and owner-occupied dwellings. “The market has slowed down in the last year, but many houses here sell off-market through word of mouth. It’s a very special neighborhood, so you have to have an agent who understands it well,” she says. The neighborhood is prone to flooding due to its proximity to the San Antonio River. Railroad tracks also trace along King William’s southern edge.

Southtown's award-winning restaurants
King William is part of Southtown, an art-infused area known for its small businesses. “There are at least 10 restaurants and bars within walking distance of my house — three art galleries and at least five coffee shops,” Cummings says. Liberty Bar is a neighborhood staple and one of her favorites, especially for its chocolate cake. Another popular spot is Bar Loretta, housed in a swanky turn-of-the-century white building on Beauregard Street, which triples as a bar, restaurant and market offering contemporary Texas classics and a long list of cocktails. Live music and locals fill the outdoor seating at Beethoven Maennerchor, a beer garden serving German food for over 150 years. Blue Star Arts Complex is a mixed-use district formed of galleries and restaurants. It is also the location of Blue Star Provisions, a neighborhood grocery store offering locally sourced and farm-raised goods. For more grocery shopping, H-E-B is about a mile north.

San Antonio Mission Trails lead to The Alamo
The community attracts cyclists and paddleboarders due to its proximity to the San Antonio River. “We are within half a mile of the Mission Reach River, south of the River Walk. Heading north takes you to the tourist area with restaurants while going south leads to over 15 miles of paved trails that connect to the San Antonio Missions,” Cummings says. The city’s five missions are a UNESCO World Heritage Site, the nearest being Mission San Antonio de Valero, better known as The Alamo, located downtown. The trails along the river also connect to Roosevelt Park's public swimming pool, drawing families when it opens in May.

Brackenridge High School is home to the Media & Film Institute
The San Antonio Independent School District has a C-plus rating on Niche and serves around 45,000 students. James Bonham Academy has a C grade and is a charter school covering kindergarten through eighth grade. It offers a Two-Way Dual Language program with instruction in English and Spanish. The school’s PTA-sponsored outdoor classroom has partnerships with Bamberger Ranch Preserve and the University of Texas at San Antonio. The PTA also sponsors creative initiatives like Ballet Folklorico, a traditional Mexican dance program. Brackenridge High School has a B-minus Niche rating and is home to the Media & Film Institute, a magnet program for TV, film and animation studies. It also offers an early college program in partnership with St. Philip’s College.

The King William Fair happens every spring
Neighbors mix and mingle throughout the seasons. “The big event of the year is the King William Fair. It has grown exponentially—it used to be very small," Cummings says. The King William Association organizes the fair. “We welcome about 35,000 people a year. It’s a huge fiesta encompassing 20 blocks,” says Veronica Lawson, the association’s marketing and communications manager. The fair is a significant source of funding that helps us organize different events," she says. Other festivities include an outdoor concert series, art exhibits and the King William Holiday Home Tour in December.

San Antonio International Airport is 10 miles away via U.S. 281, and Baptist Medical Center is 3 miles north.
