Parks, amenities and a prime San Antonio location
The Mahncke Park neighborhood of San Antonio was named for the city’s first park commissioner, Ludwig Mahncke. Suffice it to say, the neighborhood does its namesake proud, providing easy access to multiple parks. In fact, new residents may get a bit confused, given that Mahncke Park is also the name of the park that the neighborhood itself surrounds. But despite its almost pastoral setting, this neighborhood is only 3 miles north of downtown San Antonio. And Broadway, which marks the neighborhood’s western boundary, intersects with Interstate 35 just over a mile south. That combination of convenience and natural beauty makes Mahncke Park popular with commuters and families. “The walking distance to great parks is a big reason that people live in Mahncke Park,” says local Realtor Susana Sandoval. Prevalent sidewalks make walking to a nearby park easy and safe, too.

Get outdoors in Mahncke Park
The neighborhood’s namesake park stretches from Broadway to New Braunfels Avenue and serves as an urban oasis. It’s an ideal setting for relaxation, a peaceful trail walk, or to sit on a bench among the sculptures honoring fallen veterans. The park is also home to Mahncke Park Community Garden, which allows residents to grow their own flowers and vegetables. The adjacent San Antonio Botanical Garden’s 38 acres feature plants native to the area, a Japanese garden, the Family Adventure Garden, Texas Native Trail and the world-renowned Lucile Halsell Conservatory.
Across Broadway is Brackenridge Park, a San Antonio staple since 1899. There are enough discoveries in this nearly 350-acre park to fill a book, which is probably why there are multiple books about it. Highlights include walking trails and picnic areas; the Japanese Tea Garden, with shaded walkways, stone bridges, koi ponds and a 60-foot waterfall; the San Antonio Zoo, featuring exhibits from around the world, hands-on activities and programs that allow visitors to get up-close-and-personal with exotic animals; the Witte Museum, which covers the history of Texas from the days of the dinosaurs up to the present; and the 18-hole Brackenridge Park Golf Course, a public course that also houses the Texas Golf Hall of Fame. And that’s just the tip of the iceberg, as visitors to Brackenridge Park can spend days on end exploring and still not get through everything.
The Witte Museum of Texas History offers an amazing experience for all ages.
Architectural variety and then some
Homes here offer tremendous architectural variety, owing in part to the fact to the neighborhood’s longevity. Potential buyers will find many homes dating as far back as the 1920s and as recent as the present day. Older homes tend to be smaller bungalows, while ranch-style homes dominate the midcentury construction period. Contemporary stylings are the favored architecture for modern builds, and options include condominiums, townhouses and detached single-family homes. The median home price in the neighborhood is $480,000, and buyers should expect to pay an average of $323 per square foot. A two-bedroom/one-bathroom condominium can sell for $175,000, and prices can go up to $2.3 million for a spacious three-bedroom/four-bath with views of Brackenridge Park. Townhouses range in price from $357,000 for a one-bedroom/two-bathroom up to $1.2 million for a four-bedroom/six-bathroom. A one-bedroom/one-bathroom bungalow can sell for around $175,000, and a three-bedroom/three-bathroom new-construction contemporary home lists for up to $700,000.

Abundant dining options include fast-food and locally owned restaurants. “There’s a good variety of restaurants on Broadway. You’ll find chains, dives and casual family-friendly places. Just about anything you’d want is available on one street,” says Sandoval. A local favorite is The Pigpen Neighborhood Bar, a family-friendly spot serving food truck-style meals along with wine, beer, mixed drinks and mocktails.
Home chefs appreciate the proximity of Central Market for grocery needs, from staples to hard-to-find gourmet ingredients, while Walmart Super Center is just 5 miles away. Neighborhood residents can get more intensive retail therapy at Alamo Quarry Market, less than 4 miles away, where they can browse offerings from Texas legends Lucchese and James Avery or national brands like Nordstrom Rack and Bath & Body Works.
