Small community of 3,168 residents

The familiarity of the barbershop banter, the comforting breakfast at Cracker Barrel and the anticipation of a taco truck dinner after work are aspects that characterize life in Park Village. In 2024 locals celebrated the construction of a new park, finally bringing a much-desired green space to this primarily industrial area. Just 4 miles from Downtown San Antonio, Park Village has been home to generations of families, maintaining its calm atmosphere despite the surrounding manufacturing warehouses. "The neighborhood is beautiful and quiet. It's also pretty small, and many of us have been here a long time," says Maeyling Pantoja, President of The Park Village Neighborhood Association since 2019.

New park on Village Row

The new pocket park on Village Row provides a needed green space in the neighborhood. It offers a gathering place for residents to connect and participate in events like National Night Out in October. The park opened in April 2024, with a walking trail and a shaded green playscape. "The city funded the park. It's on a corner lot, and we are excited about it," Pantoja says. "It's beautiful and unique because there isn't a parking lot, so we have to walk to it." Kardon Park is a bit larger, just 2 miles away on Gibbs Sprawl Road. Visitors head here for picnics or to watch baseball game.

Getting to work or downtown with I-35

Fratt Road splits Park Village into two sectors: its western edge is an industrial corridor home to an H-E-B distribution center, and the residential area is east. Interstates 35 and 410 are along the west side of Park Village. These thoroughfares lead residents downtown 9 miles to Fort Sam Houston in 4 miles. Bus stops are found on Ray Bon Drive, Village View Drive and Village Crest Drive, operated by the VIA Metropolitan Transit. Park Village is also just 4 miles from Brooke Army Medical Center for 24/7 emergency care and 9 miles from San Antonio International Airport.

Ranch-style homes with personality

Driving past the manufacturing center on Fratt Road and turning left on Village Lawn leads to a small green neighborhood sign greeting residents of Park Village. Minimal Traditional and brick ranch-style houses sit on medium-sized lots cushioned by sidewalks, shrubs and a few trees. Resident's pickup trucks and Sedans are parked in front of garages or covered driveways, with some overflowing along the narrow streetscapes. Homes typically have their personalities painted in shades of blue, green and orange, enclosed by barbed wire or wrought iron fences. "Cottage Creek Apartments is next to us, but they are also a part of the neighborhood," Pantoja says. Lot sizes generally span from 800 square feet to 1,500 square feet, and many have been built throughout the 1970s, 80s and 90s. Prices range from $165,000 for a two-bedroom needing renovations to over $230,000 for a fully rehabbed four-bedroom.

Split between two districts

Depending on where families live, students may attend the North East Independent School District or the Judson Independent School District. North East ISD includes B-rated Camelot Elementary, Roosevelt High, and B-plus rated White Middle School. The district is the second in history to be involved with the Space Act Agreement with NASA. This program aims to offer a Space and Engineering Technologies Academy to middle and high school students. Students within Judson ISD may attend C-rated Park Village Elementary and Kirby Middle and graduate from C-plus-rated Wagner High School.

There are a few dinner picks, from classic Chinese takeout spots and taco stands like El Chilango Tacos, which have been around forever, to reliable haunts like Pollo Pepe, where locals know they'll always get a solid plate of chicken. Surrounded by manufacturing, there are few places to shop in Park Village, but there is a Dollar General on the corner of Eisenhauer Road. The nearest grocery stores are Hung Phong Oriental Market, H-E-B on Montgomery Drive and Walmart on Walzem Road, but neighbors feel that the area could have more shopping options. "I do wish we had more fun places to go. It would be nice to have more shopping centers or even a Target," Pantoja says. The Forum at Olympia Parkway is 8 miles northwest and provides almost every big box store imaginable for weekend errands.

Win big at I-35 Bingo

Though there is much excitement for the new park in the neighborhood, locals are also just 4 miles from Morgan's Wonderland. This summer attraction is the world's first disability-friendly theme park and is a summertime staple for San Antonio's other than Six Flags Fiesta. There's also fun for the adults at I-35 Bingo, where patrons try their luck at cash prizes.
