Remuda Ranch is a crossroads for the great outdoors and suburban convenience

Remuda Ranch is a subdivision on the cusp of the Texas countryside in northwest San Antonio. The northern half of the community backs up into the massive Government Canyon State Natural Area, which covers more than 12,000 acres of land. Along with proximity to this preserved rural landscape, residents are also near the Loop 1604 beltway and commercial developments full of shopping and dining options. Remuda Ranch is approximately 25 miles from downtown and has an overall CAP Index crime score of 2 out of 10, which is lower than the national overall score of 4.This neighborhood is one of many residential communities that have popped up in the city’s outskirts since the start of the 21st century. “There’s a huge increase every year of people moving into San Antonio – we’re one of the fasting growing cities in the country,” says Cynthia Parsons, a local Realtor with Cynthia Parsons Realty Group at Keller Williams City View. “This has just become another area that people have a choice to moving to, and because it’s farther out it can be less expensive to live here.” She notes that up until a recent change in state legislation, San Antonio was able to continually annex surrounding unincorporated communities and push its city limits farther out to accommodate this large-scale suburban development.

Homes built throughout the 21st century

Single-family homes were first constructed in Remuda Ranch right around the turn of the century; during the 2010s, the number of homes built skyrocketed. Although most of the neighborhood was developed during that time, new build projects have continued in Remuda Ranch through the 2020s, albeit at a significantly slower rate. Common architectural styles include New Traditional and contemporary Craftsman properties with exteriors made of brick or stone or sometimes both. Homes across this neighborhood range in price from about $300,000 to $550,000. Properties in the upper half of that range are typically newer homes over 3,000 square feet. Residents also pay mandatory HOA fees each month to the Remuda Ranch Master Community Association.

Zoning for brand new Northside ISD elementary and high schools

Remuda Ranch falls within San Antonio’s Northside Independent School District, which receives an overall B-plus from Niche. Prekindergarten through fifth-grade students can kickstart their education at Tomlinson Elementary, which recently opened its doors in Fall 2021 and has not yet been rated by Niche or Great Schools. Older students can head to the B-plus-rated Dr. John Folks Middle School and later the new Sonia Sotomayor High School, which opened in Fall 2022 and is scored 8 out of 10 by Great Schools.

Bordering the Government Canyon State Natural Area

Remuda Ranch residents are only a short walk away from the edges of the Government Canyon State Natural Area, an immensely popular outdoor destination and place for recreational activities. Parsons says that she often goes hiking there with family, as the park has a huge network of trails – more than 40 miles’ worth – that people can access. Parsons also mentions that Medina Lake – roughly 22 miles away – is another popular place that people flock to for hiking and rafting activities. Athletic facilities and playgrounds can be found at nearby community parks and schools. These trails are also for biking and sometimes horseback riding.

Nearby shopping and dining corridors

Shopping centers with chain restaurants and stores are common throughout this area, especially along the Loop 1604 corridor. “Because this area has blown up over the past few years, they’ve built some major shopping destinations – like your go-to Target, Walmart, stuff like that,” Parsons says. Within a couple of miles of the neighborhood is a Walmart Neighborhood Market, while other big box stores, including Target, Best Buy and Home Depot, are situated along Loop 1604 roughly 6 miles away. “There isn’t really a traditional mall out in this area, but people can make the trip out to the La Cantera Mall. I would say that’s the closest shopping center with things like department stores and retailers.”

Convenient to San Antonio’s Loop 1604 beltway

Because residents in Remuda Ranch are heavily reliant on their cars to get places, a prominent draw of this neighborhood is the proximity to major thoroughfares. In addition to the Loop 1604 beltway, State Highway 211 is also accessible to the west of the neighborhood. Commuters can also take the Loop 1604 south to merge onto Highway 151 and travel into the downtown San Antonio area. A lack of public transit services in the suburbs adds to the reliance on cars. “There’s no train system here at all, but we do have some busses,” Parsons says. Remuda Ranch is just under 25 miles from the San Antonio International Airport and only 8 miles from the CHRISTUS Santa Rosa Hospital of Westover Hills, which offers 24-hour emergency services.
