Riverside's lower price point and outdoor opportunities appeal to buyers
The Riverside neighborhood, about 4 miles from downtown San Antonio, has not always been at the top of buyers’ lists. Recently, however, “it seems like there’s a lot more interest in the area,” says Henry Herrera, Realtor with Keller Williams Heritage and lifetime San Antonio resident. “There’s plenty to do in terms of outdoor activity, and your dollar goes a long way.” Neighborhood sidewalks border single-story bungalows with porches overlooking grassy front lawns. Locals have access to several parks, as well as the Mission Concepción, a historic Catholic church that still holds weekly mass. Those looking to enjoy San Antonio culture and access to the river without the high price tag find Riverside an appealing choice.

Confluence Park has access to the River Walk Trail and the San Antonio River
A major benefit to living in Riverside is the plentiful outdoor recreation. One highlight is Confluence Park, named for its location beside the convergence of the San Antonio River and San Pedro Creek. The park provides environmental education classes to local schools and is an access point to the Mission Reach Paddling Trail. Locals can also link up with the River Walk trail nearby. “The new trails tie the city together,” Herrera says. “People can ride their bikes into downtown.” Just across the river from Confluence Park is the Mission Concepción Sports Park, an 80-acre facility with indoor and outdoor sports fields. In addition, golf enthusiasts can play the 18-hole Riverside Golf Course, and history buffs can enjoy a tour of the Mission Concepción, a UNESCO World Heritage site.

Several commuter options from Riverside
The neighborhood’s location along Interstates 10 and 37 allows commuters to easily get to and from work. San Antonio also offers several public transportation options, including VIA Metropolitan Transit buses, van pools and e-bike rentals. The San Antonio Amtrak station is approximately 4 miles north, and the San Antonio International Airport is about 12 miles away, making it possible for locals to get anywhere they need to go.

Listings often run between $150,000 and $400,000. “It’s hard to get below $300,000 in San Antonio, but Riverside has a lot of options in that range,” Herrera says. “To get that historic charm anywhere else in San Antonio, you’d have to spend half a million.” Both investors and homebuyers who want to enjoy downtown life from a more affordable price point have begun to take notice of Riverside.

Herrera mentions that Riverside is also close to the popular Blue Star Street Industrial Historic District, a former railroad warehouse area that is now home to hip restaurants, art galleries and craft breweries. It’s just over 2 miles by bike or car. Locals can also drive to the other side of Interstate 37 to find an H-E-B plus! and several fast-food chain restaurants.

Harlandale ISD and San Antonio ISD both serve area students
School zoning in Riverside is divided between San Antonio Independent School District (SAISD), which is rated a C-plus on Niche, and Harlandale Independent School District, which gets a B-minus rating. Children who live east of the San Antonio River might begin their education at Riverside Park Elementary School or Eloise Japhet Elementary School, both of which earn a C-minus rating. As SAISD has a school choice program, parents may also apply to send their children to magnet schools within the district. Zoned middle schools for Riverside students include Hot Wells Middle School, currently not rated by Niche, which has extracurricular clubs, including ones for filmmaking and chess. Enjoying events along the San Antonio River
The city of San Antonio has a full calendar of festivals. With access to the trails along the San Antonio River, residents can opt to bike downtown or use public transportation to enjoy these festivals without having to find parking. The city’s largest event, Fiesta, which takes place in April, has parades and events throughout the city. In addition, on the day after Thanksgiving, locals can enjoy the Ford Holiday River Parade and Lighting Ceremony, an hour-long Christmas parade on the San Antonio River. There is also a river parade called Catrinas on the River to commemorate the Day of the Dead.
