Spring Vistas is an established San Antonio suburb

With quiet streets and relatively affordable homes 18 miles west of downtown San Antonio, the Spring Vistas community offers a broad appeal for its residents. Jo-Ann Guevara, a local real estate agent with Collective Realty, says that many people are drawn to the neighborhood for its well-established feel: “The neighborhood’s already been fully developed, which also makes it a good opportunity for a resell,” she says. This neighborhood was mostly built right before the turn of the century, so the houses and tree-lined streets have had a couple of decades to foster a lived-in atmosphere. Just 10 miles southeast of the neighborhood is the Lackland Air Force Base, a major employer for the area. “San Antonio is the military city for sure,” Guevara says. Spring Vistas has an overall CAP Index crime score of 2 out of 10, lower than the national average score of 4. Immediately north of the neighborhood across Military Drive is SeaWorld San Antonio, an aquatic-themed amusement park with thrill rides and marine exhibits. And with its proximity to major highways—including Interstate 410, Loop 1604 and US Highway 90—the neighborhood also draws commuters who work in the city but want to live in more quiet, residential setting.

New Traditional homes in a developed neighborhood

Along roads with memorable names like Lion King, Cougar Country, and Tiger Chase, potential homebuyers can find an assortment of New Traditional one- and two-level homes. “There’s a lot of new red-brick homes; they’re all very traditional homes, not modern or contemporary,” Guevara says. Single-family homes range from approximately $200,000 to $330,000, which represents a slightly more affordable price range compared to that of the greater San Antonio metropolitan area, where the average sales price over the last year is approximately $335,000. Homeowners make up most of the neighborhood’s population; only 15% of residents here are renters. Although street parking is available, most properties feature paved driveways and attached garages.

Students zoned for Northside Independent School District

Students in Spring Vistas are served by San Antonio’s Northside Independent School District, which receives an overall B-plus rating from Niche. Prekindergarten through fifth-grade students can begin their academic journeys at Bob Lewis Elementary. Those in grades six through eight might attend Robert L. Vale Middle, and students can then wrap up their education at John Paul Stevens High School. All three schools receive B-minus Niche ratings. Stevens High School offers several advanced academic programs, including Advanced Placement curriculum and dual credit courses offered in partnership with the nearby Northwest Vista College, a local community college. High school students can also enroll in the new Stevens Law Enforcement program, a four-year program for anyone interested in emergency services and law enforcement careers.

Access to community parks and pools

Springs Vistas has a community park with a playground and a swimming pool at the center of the neighborhood. Along the pool deck are rows of chaise longue recliners and shady canopies for those who want to stay out of the sun. “All the neighborhoods like these have community parks, pools – things like that,” Guevara says. Another playground and a blacktop area with basketball courts are located at the Bob Lewis Elementary School campus, which is open to the public when school is not in session. “I think probably because of the density of the neighborhood, I wouldn’t walk to the parks or schools or anything like that, but there are plenty of walking trails in that area,” Guevara notes. For indoor recreation, residents can head to nearby gyms like Planet Fitness and LA Fitness just off Loop 1604 on the neighborhood's western edge.

Regional Texas restaurants and national chains

A wide selection of national and regional chain restaurants runs up and down the busy roads that flank Spring Vistas. Dining options like Taco Cabana, Starbucks, Bill Miller BBQ and Whataburger sit along the Loop 1604 access roads. Across the street, residents can shop for clothing at Kohl’s or pick up groceries and other household items at H-E-B Plus!. Other restaurant options line the Potranco Road corridor running east-west along the neighborhood's southern border.

Getting around Spring Vistas and western San Antonio

According to Guevara, Spring Vistas is a car-dependent neighborhood, but most errands are a short drive away. To the west is the Loop 1604 beltway, and to the east is Highway 151, also known as Raymond E. Stotzer Junior Freeway. Loop 1604 travels across San Antonio’s metropolitan outskirts, while Highway 151 directly links commuters to Interstate 410, the city’s smaller, more urban beltway. Public transportation options in the area include VIA Metropolitan Transit bus routes with service to downtown San Antonio. 3 miles away from the neighborhood is the Westover Hills Baptist Hospital, which has a 24-hour emergency department. The San Antonio International Airport is approximately 17 miles away.
