Stevens Ranch offers modern living in suburban San Antonio
Covering nearly 2,500 acres of land, Stevens Ranch is a modern master-planned in San Antonio’s western suburbs. The neighborhood was constructed in the late 2010s by Perry Homes, a premier Texas developer that’s built more than 90 communities across the state. Some of the development’s top draws are its on-site recreational amenities and its proximity to employment hubs: "There are some big campus employers out there with like 9,000 or 10,000 employees," says David Munro, a local real estate agent with RE/MAX Preferred. "Chase has a campus out there, QVC is also out there." All Perry Homes also features complimentary smart home technology, an automation tool that streamlines the control of appliances like AC, heat, lighting, and entertainment systems. The neighborhood is approximately 23 miles from downtown San Antonio and convenient to Loop 1604, the city’s largest beltway. The Lackland Air Force Base is approximately 15 miles away. Distance from San Antonio’s urban core and busy highways creates a quiet atmosphere for residents, while the proximity means that residents here are within convenient driving distance to all the offerings of the Alamo City. Stevens Ranch has an overall CAP Index Crime Score of 2 out of 10, lower than the national average score of 4.
Newly built traditional and contemporary-style homes
Stevens Ranch is known for its new, updated homes that employ a combination of contemporary and New Traditional architectural styles. Homes in the neighborhood can range anywhere from approximately $250,000 to $750,000; houses under 3,000 square feet often cost less than $450,000, with larger houses commanding higher prices. Homes are grouped into subdivision pockets that center around the community pool and the school campuses for Langley Elementary and Dr. Joe J. Bernal Middle. Although plenty of available street parking exists, most properties feature paved driveways and garages attached to the homes. Ample parking space is a key feature in Stevens Ranch and the surrounding area, which is heavily car-dependent.
Stevens Ranch is zoned for the Northside Independent School District
Students in Stevens Ranch are served by San Antonio’s Northside Independent School District, which receives an overall B-plus rating from Niche. Langley Elementary School and Dr. Joe J. Bernal Middle School are located within the neighborhood and receive B-plus ratings. John M. Harlan High School is an A-minus-rated institution with advanced academics and career and technical education programs. Advanced academic programs include Advanced Placement courses and dual credit classes with Northwest Vista College, a nearby community college. High school students can also explore earning college credit from the University of Texas at Austin through the school’s OnRamps program.
On-site parks and pools in Stevens Ranch
On-site recreational amenities at Stevens Ranch include two outdoor swimming pools – one with an adjacent splash pad – and a gated basketball court complex. Walking trails weave through the neighborhood and surrounding woods and connect the different pockets of the neighborhood. Residents can also access a track and field course and tennis court complex at the Bernal Middle School campus. South of the neighborhood is the Briggs Ranch Golf Club, a private establishment with an 18-hole course and a Spanish-style clubhouse with dining services. Just below Briggs Ranch is the Golf Club of Texas – San Antonio, which is open to the public and has a course-side bar and grill for post-round camaraderie.
Convenient to dining options and H-E-B
The surrounding area is dotted with commercial centers: "It's not removed by any means. It's very close to shopping," Munro says. "San Antonio is one of those places with various shopping centers all over the city." Near the entrance to the community is the Stevens Ranch Shopping Center, a small commercial area with a handful of businesses, chain eateries and an H-E-B supermarket. Dining options include regional and national chains like Chipotle and McDonald’s, but this area is also home to some local cafes like 4:13 Coffee and a Kiko’s Tacos food truck. Farther up the road, Rusty Nail is a pub-style restaurant serving classic American favorites. Big-box stores like Costco Wholesale and Walmart Supercenter are within 4 miles of the neighborhood near the entrance to the Loop 1604 beltway.
Driving through Stevens Ranch and the San Antonio suburbs
Immediately west of Stevens Ranch is State Highway 211, which travels south to connect with the east-west U.S. Route 90. Commuters can take Route 90 to places like the Lackland Air Force Base or Downtown San Antonio. VIA Metropolitan Transit also operates bus routes in this area, providing service to downtown. Residents can access Loop 1604 approximately 4 miles east of the neighborhood; the highway encircles the outskirts of the greater San Antonio metropolitan area, intersecting with both Interstate 10 and Interstate 35. San Antonio International Airport is a 28-mile drive away.
