While downtown San Antonio gets all the attention, the River Walk doesn’t end there. Just north of Interstate 35, Tobin Hill is a trendy neighborhood that has developed its reputation as a place to go for dining and shopping. “People looking for a home in Tobin Hill want to be close to a great variety of dining and lifestyle options,” says Claudia Berteaux, a Realtor with Phyllis Browning Company who works in the area. “There are tons of local restaurants, and it has easy access to downtown and the Pearl. It’s great for someone who wants a city lifestyle.” With a mix of housing styles, popular restaurants lining the streets and several nearby parks, Tobin Hill offers something for homebuyers from all walks of life.
Shopping and dining at the Pearl
Living in Tobin Hill puts residents near many popular shopping and dining options. While choosing from so many establishments can be challenging, Berteaux recommends Cullum’s Attagirl and Attaboy. “The chef is incredible. It’s a really unique French-style brunch spot that I think captures the personality of Tobin Hill,” she says. Cullum’s Attaboy serves up brunch five days a week and is known for its eggs benedict, while Attagirl is a casual chicken restaurant serving wings and sandwiches. Residents can stroll across the San Antonio River to visit the Pearl. This former brewery complex is home to several shops and restaurants, a farmers market and a performance venue. Restaurants here range from steakhouses to Mexican food to Italian cafes. Shoppers can browse boutique clothing, makeup, home décor and books. While the Pearl is the highlight of the neighborhood, residents have plenty of other restaurants to choose from, especially along St. Mary’s Street, where locals can dine at Greek restaurants, hamburger stands and barbecue joints. The neighborhood’s location just north of downtown also makes it easy to spend a night out at one of the many restaurants that line the San Antonio River Walk.

Housing styles are diverse
Tobin Hill features a mix of housing styles that suit any buyer. “It’s a great mix of historic and newer construction. It’s just a diverse urban neighborhood that offers a lot to a first-time homebuyer or somebody who wants to live in a beautiful historic manor,” says Berteaux. Many of the homes in the neighborhood are modest Craftsman and bungalow-style houses with spacious front porches. Ranch-style homes are also typical in the area. A three-bedroom Craftsman house will typically cost $500,000 to $600,000. Other houses include larger, established homes that have been renovated, such as Four Square, Colonial Revival and Spanish Mission houses. These larger homes start at $700,000 for four bedrooms, while a five-bedroom home can cost up to $1.5 million. Newer houses in the neighborhood are often contemporary modern townhouses with aluminum siding or concrete exteriors. The townhouses usually cost between $400,000 and $600,000.

Golf and gardens in Tobin Hill
Residents have easy access to multiple popular parks. Brackenridge Park is a vast green space with walking trails, playgrounds, sports fields and a Japanese Tea Garden. The garden features a waterfall and a Japanese restaurant serving tea. Brackenridge Golf Course is a par-71 public course that was the original home to the Texas Open, one of the oldest golf tournaments in the world. San Pedro Springs Park is the oldest park in the city and is home to tennis courts, walking trails, playgrounds and a spring-fed pool, a popular spot to cool off on hot summer days.
Schools and a community college
Students in Tobin Hill will likely attend Hawthorne Academy, rated a C by Niche, and Thomas Edison High School, which receives a C-plus rating. Edison High serves approximately 1,300 students with a student-teacher ratio of 14-to-1. The school offers health professions and fire science magnet programs, allowing students to earn college credit and industry certifications. The fire science students split their time between the high school campus and San Antonio College in the neighborhood. San Antonio College is a two-year community college with an enrollment of around 18,000.

Walking, driving and flying
Tobin Hill is a walkable neighborhood, with many nearby shops and restaurants within walking distance from most of the community. When residents need to travel outside the community, Highway 281 goes north to the airport, 7 miles away, and to the northern suburbs. Interstate 35 gives locals a route northeast and eventually leads to cities like Austin, Waco and Dallas. The heart of downtown is just 1.5 miles from Tobin Hill and is easily accessible by public transit, with several bus routes making their way through the neighborhood.
The hospital and military base are huge employers
Residents of Tobin Hill also have easy access to Methodist Hospital Metropolitan, located in the neighborhood on McCullough Avenue. This hospital is part of the Methodist Healthcare system, one of the largest employers in the city. Just east of the community is Fort Sam Houston, one of the military installations that make up Joint Base San Antonio, another of the city’s largest employers.

Tobin hill is a very upcoming neighbourhood in the San Antonio area. It is very safe and has lots of entertainment opportunities and great restaurants.

Tobin Hill is extremely overpriced. Too much is very sketchy and the area closest to Downtown is outright dangerous. There are some very pretty older homes but too many are in dire shape and the people who live in them are trash. The Homeless issue is insane. They are everywhere and the most dangerous in the city. The Pearl is really cool, but never mistake Tobin Hill for The Pearl. If the houses were 1/3 if their price I might consider it, but it's a complete joke what they want for Jank houses in a sketch neighborhood
