Even though Valencia is only minutes away from downtown, it has an almost suburban setting, with tree-lined streets and plenty of sidewalks. “Valencia is more of an older community, it’s very established and residents have lived there for a really long time” says Carlos Silva, Realtor at Keller Williams Realty College Park with over 20 years of experience. Craftsman bungalows and ranch-style houses with Spanish influences are common, mixed in with cozy cottages and a few charming Tudor Revival homes. Despite the area’s high-density housing, most properties sit on quarter-acre parcels, giving the neighborhood a more spacious feel. “Houses here have larger lots compared to nearby communities like Meadowbrook,” Silva says.

Single-family properties generally sell from the lower $400,000s to the mid-$500,000s. “The neighborhood has low inventory,” Silva says. “When houses do go on the market, they sell quickly.” On average, houses stay on the market for about 45 days, shorter than the national average of 53 days.

The neighborhood is part of the San Bernardino City Unified School District, which has school choice and accepts interdistrict transfers. Most students go to Pacific High School, which has excellent athletic programs. The school’s football team has graduated current and former NFL players for teams like the Tampa Bay Buccaneers and the New York Giants. Nearby charter schools include ASA Charter School and Savant Preparatory Academy of Business, a top-rated elementary school with special curriculums in business and reading.
