Software company driven neighborhood with limited housing
At the northern edge of San Bruno, Bay Hill, more commonly known as Bayhill, is home to law offices, software companies, federal buildings and condominium communities. The walkable neighborhood offers a shopping center, multiple transit options and diverse restaurants. "Bay Hill is an ideal commuter location. But this whole area has been reimagined. It's getting new businesses and is really attractive to people who want to walk to work, the local noodle shop, CVS…or anywhere," says Debbie Wong, a Realtor with the Wong Real Estate Group with over 30 years of experience.
The mixed-use neighborhood is divided into three main parts. The northern portion is a national cemetery, the middle is housing and federal buildings and the southern part is a shopping center and business park. This southernmost section has offices for Google and WalmartLabs alongside the headquarters of YouTube and Verily. As of September 2024, YouTube’s first phase of new construction was nearly completed, with two new three-story office buildings. This is the first of five phases of new development that are expected to drive neighborhood housing prices up in the coming years.

Diverse dining and shopping centers
Ichika Izakaya changes its menu with the seasons. Its chef handpicks ingredients for traditional Japanese dishes and was inspired by the multi-course meals served at tea ceremonies. Owned by three brothers, Jack’s is a casual sit-down restaurant serving a fusion of Greek, Italian and American. Vegan Mob makes everything from gumbo to fried chicken to brisket with plant-based ingredients. Bayhill Shopping Center occupies the southwest corner of Bay Hill. It has a Mollie Stone’s Markets grocery store and over a dozen eateries. The Shops at Tanforan is across El Camino Real in the San Bruno Park neighborhood. It has a Target, Target Grocery and a Cinemark Theatre. San Mateo Avenue also offers a variety of restaurants and boutiques.

Freeways, sidewalks and the San Francisco International Airport
The residential part of Bay Hill doesn’t have sidewalks. However, the business park and Cherry Avenue’s sidewalks allow people to walk to work or the Bayhill Shopping Center. A bike lane on Sneath Lane runs from the San Bruno Golf Center to the Shops at Tanforan. SamTrans buses travel down the neighborhood’s major roadways, and two train stations are nearby. In fact, the San Bruno BART station is adjacent to the Shops at Tanforan. Interstate 380 cuts through the center of Bayhill, while Interstate 280 and El Camino Real border the eastern and western sides. The Bayshore Freeway is nearby, and the San Francisco International Airport is four miles east. The airport and roadways produce noticeable noise throughout the day but quiet down at night. Downtown San Bruno is 1.5 miles east, while San Francisco is around 15 miles north. Kaiser Permanente South San Francisco Medical Center is 2.5 miles away.

City parks, dog parks and a golf center
Commodore Park lies beside the 380 Freeway that bisects the neighborhood. The narrow strip of land has shade trees to block highway noise and a fence to protect children from wandering onto the roadway. There’s a dog park with two dog runs, a baseball field and a sand volleyball court. Children can choose between two play areas, and a walking path winds through the space. Just south of Bay Hill, Grundy Park offers visitors a basketball court, playgrounds and a walking path off Cherry Avenue. The city’s largest green space, San Bruno Park, has year-round activities. There’s a swimming pool and tennis courts for warmer weather, while a football field and the Recreation and Aquatic Center, which is under construction, can be used in the colder months. Two playgrounds and three baseball diamonds connect to the rest of the park via walking trails. Golfers can use the San Bruno Golf Center to practice their drives and short games immediately west of the 280 Freeway.

Condo community between a national monument and Bayhill Shopping Center
Bayhill was developed in the early 1970s with condominiums and apartment complexes, but no single-family homes. Condos are clustered near Interstate 280, while apartment complexes are closer to El Camino Real. While the neighborhood is more affordable than many other areas of San Bruno, condo owners can still pay HOA fees of up to $500 for amenities like tennis courts, swimming pools and exterior maintenance. "Everyone dreams of buying a single-family home, but I coach my first-time homebuyers to consider starting smaller in a good area. Bay Hill is a great starting point," says Wong. Homes sell for a median price of $525,000 after around 40 days. Prices range from $500,000 to $775,000 for one- and two-bedroom condos.

Century-old schools and international programs
Children can attend nearby Allen Elementary School and Parkside Intermediate School, both of which earned B-minus grades from Niche. The elementary school is the oldest in the district and focuses on children’s mental and emotional health in addition to academics. Parkside Intermediate School offers electives like technology and music on a semester or school-year basis. A-minus Capuchino High School awards diplomas recognized worldwide to students in the International Baccalaureate Programme.
