New and old styles mingle on Alder Manor's streets
The first homes in Alder Manor were built in the 1930s, but most of what is here now was developed from the 1960s to 1980s, and large lot sizes continue to attract builders. Mediterranean homes are popular along the Alameda de las Pulgas, but the rest of the neighborhood is a mixture of ranch-style homes from the late 20th century, postmodern designs and Craftsman-style properties. Condos can sell for between $905,000 and $1.1 million, while private residences start at $1.75 million and have sold for up to $5.9 million. Streetscapes vary from the archetypal cul-de-sac to winding hillsides where each back yard offers panoramic views of Redwood City, the Bay and the surrounding communities.

Eaton Park is a hiker's dream
Eaton Park serves as the natural centerpiece of this hilltop community. This 58-acre park includes 3 miles of winding trails culminating at a scenic overlook with views of the Bay Area. The Eaton Trail leads into the Big Canyon Park on the other side of Brittan Avenue, where thick canopies provide shade to hikers as they make their way to a clifftop vista of downtown San Carlos and the San Francisco Bay. At Alder Manor’s western end, the 366-acre Pulgas Ridge Open Space Preserve takes pedestrians and the occasional leashed dog through the canyons and ridges of the Santa Cruz Mountains. This park also hosts seasonal guided hikes led by local naturalists, who showcase the park’s seasonally evolving flora.

Sequoia High offers culinary and digital arts
Clifford School, which serves students from kindergarten through Grade 8, receives a B-plus rating from Niche. The school is in the heart of the neighborhood and is walkable for many. Sequoia High School scores an A, reflecting its strong academics and extracurriculars. Though Alder Manor is entirely residential, shopping and dining are never far away. The Community Shopping Center sits just 2 miles to the south and includes small businesses like Bonfare Market and restaurants serving up Japanese, Indian, Mexican and Italian cuisines. Just 4 miles up Brittan Avenue, downtown San Carlos is the center of a thriving retail scene. “San Carlos downtown is probably the best on the peninsula,” Tierney says. Drakes, open from 9 AM to 2 PM, is known for its hearty brunches. Across the street, Tamari Georgian Cuisine brings the flavors of the North Caucasus to the West Coast, including the Republic of Georgia’s most famous dish, khachapuri. Downtown grocery options include brand names like Trader Joe’s and the family-owned Bianchini’s Market.

Alder Manor’s location along Brittan Avenue connects this neighborhood with downtown San Carlos just 4 miles away, as well as to the shopping along El Camino Real.
