San Clemente’s centrally located Marblehead neighborhood offers easy access to shopping, the interstate and the beach, along with some gorgeous parks and the San Clemente Metrolink Station. The confluence of amenities, modern homes and ocean views has helped make the neighborhood one of the most sought-after landing spots in San Clemente. The neighborhood is bisected by Interstate 5 into two areas, known locally as Marblehead Inland and Marblehead Coastal — also known as Sea Summit. The inland portion of the neighborhood has more of a suburban ambiance, while the coastal portion is a little busier and offers easier access to hiking trails, the beach, and the local shopping center. “It’s one of the newest neighborhoods in coastal San Clemente,” says Realtor Lisa Wilhelm of Coldwell Banker, who has lived in the area for 22 years. “There are nice rolling hills with views of the sea, and you’re really close to all the major spots in town.”

Originally developed in the late 20th century, the neighborhood includes a mix of gated and nongated communities, offering a variety of housing styles and views of the Pacific Ocean. Marblehead Inland is purely residential and is composed of two-story contemporary Craftsman single-family homes and a small selection of condos near the freeway. Marblehead Coastal, meanwhile, is dominated by Spanish revival luxury homes, many of which offer uninterrupted views of the ocean. Homes in Marblehead Inland generally sell for between $1.2 million and $2.4 million, while coastal homes can go for anywhere from $2 million to $5 million. Inland condos typically sell for $700,000 to $1 million. The neighborhood’s proximity to Interstate 5 means that highway noise can be an issue in parts of the neighborhood. However, hills and sound barriers prevent the noise from reaching the vast majority of the neighborhood.

The shopping center also has a number of restaurants, including casual dining spots and fast-casual options. "The outlets are one of the biggest retail centers in the area," says Wilhelm. "They draw people from all over the area. It's always busy." The neighborhood is just a mile down the road from San Clemente's buzzy and walkable downtown, which features a variety of highly rated restaurants as well as beloved local shops like Beach Town Books.

The neighborhood’s public schools are run by the Capistrano Unified School District, which has an A-plus rating on Niche. Sea Summit trails offer great ocean views
Much of Marblehead Coastal is bordered by the Sea Summit nature area, which features a network of mixed-use trails that connect the neighborhood to the coast. The trails are popular with mountain bikers and offer excellent views of the ocean.
