Cost of living and buying in Birdland
In Birdland, you can find a collection of single-story ranch-style and Spanish-style homes. Many houses include stucco or vinyl exteriors and spacious patios. On-street parking is common, although many houses have carports and garages. "It has affordability with single-level homes, which is nice for older people and first-time buyers. It's one of the older neighborhoods in San Diego," says Kathleen Westwood, a San Diego local and Realtor at Compass in nearby La Jolla. "You'll have neighbors who have been there for 50 years and neighbors who just moved in."
The median price of a single-family home is in the low $1 million range, making Birdland a practical option compared to higher-end neighborhoods like Mission Hills. The neighborhood's cost of living is higher than that of other San Diego neighborhoods, such as Normal Heights. Most residents rent their homes, with many apartment buildings and multifamily options available. Townhouses range from the lower $600,000s to the mid $700,000s. "It's like a baby boom neighborhood with all these houses from the '50s and '60s, and it still has that charm," says Joseph Caltabellotta, a broker with RE/MAX City Real Estate. "It's reminiscent of a beautiful time when there was prosperity everywhere. Even though the economy is changing, it's still a nice, safe area you want to raise kids in."

Highly rated San Diego schools, like Kearney High School
Students can attend highly rated schools in the San Diego Unified School District, such as Fletcher Elementary School and Montgomery Middle School. Top-rated Kearney High School is a district-wide highlight, offering four schools students can choose to attend. Each school offers a different career pathway, with curricula that focus more on engineering, digital media or technology. Parents can also apply for admission to other schools in the district through open enrollment or apply for out-of-district attendance. Out-of-district applications are accepted based on seat availability and a district-run lottery. San Diego Mesa College is a nearby option for higher education.

Dog-friendly area with parks and Mission Valley shopping
Birdland is bike-friendly and features wide sidewalks. Take your dogs to the Kearney Mesa Dog Park or the Civita Dog Park, both of which feature sandy off-leash areas and water fountains. Balboa Park, closer to downtown, features museums and the San Diego Zoo. You are within 15 minutes of surfing at Mission Beach and 10 minutes from hiking at Tecolote Canyon Natural Park. This neighborhood is also close to some of San Diego's best restaurants and shopping districts:
Grab breakfast or a late-night snack at Birdland's own central restaurant, California Burritos, which has hearty breakfast burritos and outdoor picnic tables.
Head to the Fashion Valley Mall, an expansive open-air shopping plaza in Mission Valley with luxury brands.
Mission Valley has a wide variety of restaurants, including Mediterranean, seafood and Korean barbecue establishments.
Pick up groceries at Trader Joe's and Ralph's.
Immediate freeway access to downtown and the airport
Driving is an essential part of the lifestyle. It is easy to hop on state Route 163 and Interstate 805. Sharp Memorial Hospital's emergency room is only a mile north. The Metropolitan Transit System bus makes stops along Mesa College Drive and Vista Hill Avenue. To reach Downtown San Diego, it is only a 15-minute drive on SR-163. The San Diego International Airport is a 20-minute, 8-mile drive south. "Birdland is closer to the freeways and a major medical hospital. You are just minutes from downtown, Balboa Park and the airport," Westwood says.
