Master-planned Del Sur is sought after in North San Diego

Del Sur stands out as a newer master-planned community in the inland North County of San Diego. The area has a suburban feel, despite being somewhat spread out, and it's walkable, with sidewalks and wide, curving streets. Highlights include top-ranking public schools, plenty of recreational amenities and close shops and dining. Beaches are about 13 miles west, and Downtown San Diego is about 26 miles south.

There are many sub-neighborhoods, and HOAs are common

The community was primarily built in the 2000s through the 2010s, later than some neighboring developments. "It's the newest master-planned community in the zip code 92127," says Natalie Ye, owner/broker with Torrey Pines Development Group, and a Del Sur resident. "When my clients come to Del Sur, the feedback I get is: 'it's very clean, and very pretty and maintained.'" There are at least 30 sub- or smaller pod neighborhoods. The Del Sur Community Association, the umbrella homeowners' association, has monthly fees typically ranging from the $200s to the $300s. However, fees vary depending on the property, which may also be within a sub-association.

Homes typically over $1 million and into the multimillions

Single-family homes have a median sale price of about $2.2 million, and townhomes have a median price of $1.1 million. Multimillion-dollar homes are part of the mix. "We have one gated neighborhood that's called the Estates of Del Sur, and it has higher-end luxury prices of $4 million to $6.5 million," Ye says.

Mediterranean-style architectural touches include stucco, clay roof tiles and arches. Other design elements set Del Sur apart. "One very special feature is what we call a 'Del Sur' room …. a good-sized, covered porch area, for an indoor-outdoor feel," Ye says. Although not all homes have them, these rooms are usually off a large pocket door or sliding door.
Income-restricted apartment homes, such as those at the mixed-use Symphony at Del Sur, will provide more affordable rental options. Symphony broke ground in 2023 with plans to open by spring 2026.

The state's special Mello-Roos taxes may apply

In addition to HOA fees, properties may come with Mello-Roos taxes, which are unique to California and fund local bonds for infrastructure and services. Generally speaking:

  • Mello-Roos last for 20 to 40 years from construction
  • They are calculated based on parcel size or other factors
  • Del Sur's Mello-Roos average $2,500 to $6,000 a year, though could be much higher
  • Many people pay monthly through an escrow account
Ye says Mello-Roos can be a concern for Del Sur homebuyers, but she believes they are worth it. "I tell my clients you don't pay the Mello-Roos just for the school district; it's an investment. Because the area is so well kept, you always get appreciation."

Top-rated public schools, some within walking distance

Kids may attend public schools in the Poway Unified School District, which has top-rated schools, such as Del Sur Elementary, Oak Valley Middle School and Del Norte High School. Some kids walk to school. "Del Sur is very family friendly and once parents start living there they don't want to move because it's so convenient," Ye says. "I settled in Del Sur because I have three kids. I drive the younger one to Design39." The Design39Campus, which serves students from kindergarten through eighth grade, is a project-learning-based magnet. Other school choice options include elementary schools with dual language immersion programs in either Mandarin or Spanish. School choice extends to in-and out-of-district applications.

Many pools, several dog parks, a skate park and nature nearby

Parks and other recreational amenities are spread throughout Del Sur. "When the whole area was developed, they had a lot of hiking- and community-based features in mind. We have miles of hiking trails," Ye says. "In the evening, everyone walks their dog …. there are little pocket dog parks."
Del Sur's 11 community pools are solar-heated, and some feature a spa, or are next to a park and playground. City-operated sites include the Del Sur Skate Park and the Del Sur Neighborhood Park, which has a field, tennis and basketball courts and an observation deck with canyon views. The Crosby at Rancho Santa Fe, a private golf club, is within a few miles. Wilderness spaces include the nearby Lusardi Creek County Preserve.

Del Sur's social calendar includes festivals, parties and concerts

The Del Sur Community Association's clubhouse, the Ranch House, serves as a venue for meetings, festivals and private rentals; the Village Green Park also hosts various events. Del Sur's social calendar includes:

  • A Memorial Day block party
  • Spring and harvest festivals
  • A holiday tree lighting
  • Holi, the Indian festival of colors
  • A summer concert series

Shopping is close by, while most jobs require a commute

Del Sur Town Center is conveniently located near home and offers a variety of stores, including Target and Sprouts Farmers Market. Restaurants include the Burger Lounge, Sushi Ren, Piacere Mio for Italian cuisine and Board & Brew for sandwiches and craft beer. Within a couple of miles is the 4S Commons Town Center with over 50 businesses.

The community's main thoroughfare, Camino del Sur, connects to the freeway, state Route 56. Interstate 15, located to the east, is accessible in under 5 miles. The 26-mile trip south to downtown can take less than 45 minutes during regular traffic, and up to an hour during rush hour.
