Jamacha marries convenience with relative affordability
Jamacha is an eastern San Diego neighborhood that sits just off Imperial Avenue, a major thoroughfare dotted with restaurants and other businesses. The area is also within walking distance of spacious Keiller Neighborhood Park. “It's affordable," says R.J. Bernales, a local Realtor at Luxome Realty, who has a decade of real estate experience. "It's fairly close to the center of San Diego." The nearby Metropolitan Transit System trolley, as well as Martin Luther King Freeway and South Bay Expressway, make getting around to other parts of the city and region easier. Jamacha’s homes also offer buyers relative value, Bernales adds. "It’s probably [one of] the cheapest single-family residences in San Diego."

Many of Jamacha’s homes date from 1940 to 1985. The area is full of ranch- and Spanish-style options on winding residential streets. "They’re not really cookie-cutter homes,” Bernales says. “You’ve got different types of homes.” Properties are built fairly close together along sidewalk-lined blocks, on lots anywhere from one-tenth to four-tenths of an acre. They typically sell for $560,000 to $920,000, based on condition.

Jamacha runs up against Imperial Avenue, a four-lane stretch lined wiwth places to go for a quick bite to eat. The thoroughfare is home to spots like Taquería Imperial, which has a drive-through and is known in part for its carne asada fries. The Mental Bar café down the road serves lattes, and Caribbean Taste offers dishes like jerk chicken, oxtails and curry goat. Imperial Food Supermarket is nearby for groceries. Locals can also head east to the Spring Valley Center, 2 miles away, where there’s an Albertsons supermarket and a Dollar Tree.

Local parks and events offer year-round entertainment
Jamacha’s Keiller Neighborhood Park regularly hosts community events, but the lineup varies annually. Less than 2 miles away, the Skyline Recreation Center is where the San Diego Parks Foundation’s free summertime Parks After Dark program takes place, featuring music, and arts and crafts. The area’s biggest annual event, though, is the San Diego County Fair. It runs for nearly a month and is held at the Del Mar Fairgrounds, about 30 miles north.

Computer science and arts programs are available at Morse High
Much of Jamacha near the city of Lemon Grove is served by Lemon Grove School District, rated C-minus by Niche, and the Grossmont Union High School District, rated A-minus. Limited addresses in the neighborhood's southern portion also fall within the A-rated San Diego Unified School District. SDUSD offers magnet programs and a districtwide Choice Enrollment system, allowing applications to schools outside neighborhood zones. Placement is determined by a computerized lottery, with factors such as siblings, program continuity and space availability considered. One possible path for SDUSD students in Jamacha is to start at the B-rated Audubon TK-8, which offers after-school tutoring, before advancing to the B-plus-rated Morse High. Morse has dedicated computer science and visual and performing arts departments.

Neighborhood park provides space for sports and more
The roughly 6-acre Keiller Neighborhood Park is one of Jamacha’s main features. The space includes a pair of ball fields, a sandy playground and a good bit of open green space. Marie Widman Memorial Park, about the same size, is just outside the neighborhood off Imperial Avenue and offers a playground and picnic tables. There’s also a small dog park off Imperial, along Akins Avenue.
Highways, buses and trains help people get around
The nearby Martin Luther King Freeway is convenient for trips into downtown San Diego, 9 miles away. The South Bay Expressway can take people south into the neighboring city of Chula Vista. The Massachusetts Avenue station on the MTS trolley light rail system is just about a mile from Jamacha. The station is part of the Orange Line, which flows west to the Courthouse station downtown. There are multiple stops in the area's MTS bus network, particularly along Lisbon Street and Jamacha Road. Paradise Valley Hospital in National City, 5 miles away, is the closest medical center and includes an emergency room. The San Diego International Airport is an 11-mile trip.
