Colorful crepe myrtles and towering sweetgum trees shade Cory’s sidewalk-lined streets, where midcentury ranch-style homes sit close together behind manicured lawns and well-tended gardens. “It’s a unique little pocket because it’s not custom like so many neighborhoods here,” Mills says. “A lot of homes were small Craftsman ranchers that people have made their own with eclectic upgrades. You see a lot of bigger homes now.” Buyers can also find 21st-century Craftsman-inspired New Traditional homes. A midcentury three-bedroom ranch can start at $1.1 million, while a 2024 four-bedroom New Traditional can cost $2.8 million. Cory’s popularity and competitive market have caused prices to go up 17% from 2023. The overall CAP Index Crime Score is 3 out of 10, compared with the national average of 4.

Local kids can start at Merritt Trace Elementary, which earns a C-plus from Niche, then attend the B-minus-rated Herbert Hoover Middle. Explore the Ant Park
The San Jose American Little League ballpark sits in the neighborhood’s center, so the sounds of home runs and cheering families are common in Cory; local kids can join baseball or softball leagues and compete against teams from nearby neighborhoods. “It gets loud, but everybody likes it because it's fun loud,” Mills says. “You see a lot of the neighborhood there.” Kids also get a kick out of the War Memorial Playground in Cory’s north, commonly known as “Ant Park” because of its large concrete sculptures of ants and an anthill. The 5-acre free Municipal Rose Garden in the east is known across San Jose for its stunning display of over 3,500 roses. At the Rosicrucian Egyptian Museum, which has a large collection of Egyptian artifacts, history buffs can take ancient Egyptian history classes, and kids can enroll in the Junior Archaeologist program. Nearby houses of worship include the Church of the Valley and Buddhi Vihara.

Imported Italian goods at Valley Fair’s Eataly
The Westfield Valley Fair, an upscale shopping mall with over 200 stores, is in Cory’s south. Residents are within walking distance, but those living close to Valley Fair may experience more traffic during the holiday season. Eataly is a particularly popular market in the mall, with two Italian restaurants and a European-style grocery store offering fresh pasta and imported cheeses. Santana Row, just south of Valley Fair, has more high-end retail and restaurants in an outdoor village-like setting. Mio Viocino to the north has been a local favorite for Italian comfort food since 1992. “It’s a little mom-and-pop that has that old-school neighborhood feel,” Mills says. “The waiters know almost everybody. It’s very homey and nostalgic.” Local produce is available at the weekly Santana Row Farmers Market, and nearby grocery options include Zanotto’s Family Market and Lucky.

Near Interstates 880 and 280
Interstate 880 borders Cory to the east, and Interstate 280 is less than a mile south; residents near I-880 may hear traffic noise. The Diridon Station is 3 miles east, where residents can hop on the Caltrain to San Francisco, 50 miles away, or use the Valley Transportation (VTA) light rail to get around San Jose. The VTA bus stops along Winchester Boulevard. There are dedicated bike lanes on Monroe and Hedding Streets, and sidewalks make the area pedestrian-friendly. O’Connor Hospital is less than a mile east, and Santa Clara Valley Medical Center is 2 miles south. San José Mineta International Airport is a 4-mile trip.

Santa Clara’s Fourth of July fireworks
Cory’s well-connected location gives it access to events across the peninsula, including Santa Clara’s Fourth of July Celebration at Mission College; families here can play lawn games and listen to local bands before the big fireworks show. At the SAP Center, 3 miles east, hockey fans can watch the National Hockey League’s San Jose Sharks, and nationally known musicians like Justin Timberlake and Aventura regularly perform concerts.

One of Cory’s friendliest residents is local chiropractor Dr. Osborne, known by locals as Dr. Oz. “He’s a beloved resource to a lot of parents in the neighborhood,” Mills says. “He lives here, and I see him walking around with his dogs. Anytime you see him walking, you see everybody saying hi.” His office, Discover Chiropractic on Bascom Avenue, sees patients and hosts community wellness classes, and Mills says, “Every time I go in there, I see half the neighborhood.”
Cory is at low risk for wildfires, but residents might experience smoke during wildfires in the Santa Cruz Mountains to the south. Locals can sign up for alerts from the city of San Jose and Santa Clara County to learn about potential smoke hazards.
