Relatively affordable San Jose living in Hillview North

Hillview North lies between the sprawling cityscape of San Jose and the grand Santa Clara Mountain Range. As a piece of East San Jose, this community has strong Hispanic and Asian roots. The neighborhood provides homebuyers with spacious houses on quiet streets, while keeping the thrills of Silicon Valley close by. “You get a lot of home for the price here, and it’s a starter neighborhood for most people,” says Realtor Tracy Webb with Coldwell Banker, who has 36 years of experience in the area. Locals move here for its relative affordability in the middle of all that San Jose has to offer. Downtown is 5 miles away, while the mountains lie 4 miles in the opposite direction. Locals also have many options for places of worship, including Buddhist temples and Christian churches. The area has authentic restaurants, public schools and transportation, and big-box stores for everyday essentials all within a few blocks of most residential streets.

Single-story California homes in Hillview North

Homes are situated closely together, but many properties come with plots large enough for custom landscapes, front lawns and backyards. Single-story ranch styles and Craftsman bungalows are often surrounded by fences or barriers made of brick and wood. Some subdivisions also present uniform architecture and seclusion from the winding streets of the neighborhood. Three-to-four-bedroom homes tend to start around $700,000 and can climb past $1 million. With prices increasing in the area, Webb explains that “the neighborhood is improving. Homes are often purchased as owner occupied now, so the number of rentals is going down.” Sidewalks lined with palm trees are prominent in the neighborhood, though most residents travel by car. Driveways and garages are common, making street parking less difficult, as well.

Sustenance, supplies and sweets on Story

Residents frequent the nearby shopping centers off Story Road, such as Plaza de San Jose and La Placita Tropicana, for most all essentials and dining needs. In this area, residents can find a Target and specialty grocers like the Mexican market, Cardenas, and Battambang Oriental Market, which centers around Asian cuisine. According to Webb, the “Mexican and Asian restaurants are great all around.” Mendoza’s Taquería is one of the many spots that provide a taste of the Hispanic heritage of the area, and Bowl K Poke & Roll can satisfy cravings for fresh fish and sushi. For dessert, Raspados Snow Cone serves shaved ice and authentic Mexican sweet treats.

Hillview North’s parks and nearby attractions

Hillview North sits right by Emma Prusch Farm Park, which brings the neighborhood together through gardening and nature. The park is home to El Jardin Community Garden and the Veggielution Community Farm, where residents can grow their own produce while getting to know other locals. Visitors can also traverse the park’s immense grounds for a picnic or explore the orchards. Webb praises the neighborhood’s namesake, Hillview Park, as it hosts ample green space, a playground and the Hank Lopez Community Center, where residents can attend frequent events, such as litter pick-ups, summits and skill sessions. Locals can also visit Kelly Park, about 3 miles away, which features the Happy Hollow Park & Zoo, the Japanese Friendship Garden and the History San José museum.

Hillview North served by two school districts

The schools within Hillview North fall in the Alum Rock Union School District and East Side Union High School District. Students may attend Sylvia Cassell Elementary, which scores a C on Niche, then the Renaissance Academy at Fischer, one of the highest rated middle school in the district, with a B-minus. Fischer also sits adjacent to the Hillview Branch Library. High schoolers can attend William C. Overfelt, which scores a B and holds multi-cultural assemblies in order to foster an inclusive, diverse environment.

Getting around Hillview North

Story Road is the main street that cuts through Hillview North, though major routes, such as Interstate 680 and the 101, are also nearby. Public transportation is available via the Valley Transportation Authority, though most residents get around by car. For air travel, the San José Mineta International Airport is about 8 miles away. Hillview North locals are within 3 miles of health care at the Regional Medical Center.
