The neighborhood has several subdivisions, but the community’s overall look is consistent. Residential streets mainly offer single-family homes from the mid- to late 1900s, with some infill housing from the early 2000s. Styles range from Spanish Revivals and bungalows to New Traditional and ranch-style homes. Homes usually sit close to their neighbors, but some lots are spacious enough for a mid-size lawn and a multi-car driveway. “Compared to Mayfair or Santee, buyers usually get more space here,” says Oanh Nguyen, Realtor and loan officer with On Realty Group Inc.

Hillview North is typically considered a friendly option for first-time homebuyers. “You get a lot of home for the price here,” says Realtor Tracy Webb with Coldwell Banker Commercial Realty. Home prices typically start in the low $700,000s and reach about $1.2 million. “Homes are often purchased as owner-occupied now, so the number of rentals is going down,” Webb says.

How residents commute using highways and VTA public transit

Hillview North is well-located for commuters. Drivers have access to the Highway 101 and Interstate 680 interchange, which connects to job centers around San Jose and the Silicon Valley. The neighborhood also has the East Capitol Expressway, which leads to the nearest VTA Orange Line light rail stop. When it comes to alternate ways for getting around, “walkability is decent for everyday things like groceries, restaurants and schools, and VTA access is there, but most people still drive,” Nguyen says.

Students here usually attend schools in the Alum Rock Union Elementary and East Side Union High school district, but local open enrollment and transfer policies give families some flexibility around attendance. Many popular green spaces are in the neighborhood. “The parks are definitely used by locals,” Nguyen says. “You’ll always see families, kids playing soccer, people walking or community events happening.” Local favorites include:

  • Emma Prusch Farm Park, a former dairy farm known for its community gardens, fruit orchards, picnic areas and community programming
  • Hillview Park, a traditional park offering a playground, open fields and a community center
  • Capitol Park, a sports-friendly space with facilities for basketball, tennis, baseball and soccer

Traffic and noise levels vary by street

Roads like East Capitol Expressway, Story Road and the highway interchange are regularly busy, which can lead to more noise and congestion during commute times. However, not all parts of the neighborhood are impacted by the uptick. “Yes, some parts near 101 and 680 do get traffic and freeway noise, but honestly it depends on the street,” Nguyen says. “Once you get into the interior neighborhoods, many areas feel pretty quiet and residential.” People living near the Reid-Hillview County Airport may occasionally hear small aircraft overhead.
