In southeastern San Jose, Leyva is a mainly suburban neighborhood with convenient access to shopping hubs. The community has a laid-back feel along its residential streets, but the commercial parts of the neighborhood have a bit more energy. Everyday living centers around local retail centers, including Eastridge Center, a popular nearby mall. The neighborhood also caters to commuters by offering quick access to major highways and public bus routes.

Mid- to late 20th-century homes come in a range of styles and prices
Most of the neighborhood consists of single-family homes, along with a few HOA-managed condo and townhome communities near Highway 101 and East Capitol Expressway. Many properties are from the 1960s to the 1980s, though some newer builds are from the past decade. Single-family homes range from single-story ranch-style houses to New Traditional and Spanish-inspired two-story homes. These usually sell between the low $900,000s and roughly $1.8 million. Contemporary-style condos and townhomes cost between the low $500,000s and upper $700,000s. "Prices here are higher because of Silver Creek High," says Tom Dang, a Realtor with eXp Realty of California.

Highway 101 and East Capitol Expressway support daily commutes
Getting around Leyva is straightforward. Highway 101 borders the neighborhood, and East Capitol Expressway and Tully Road run through the area. These roads connect commuters to major interstates and Silicon Valley job centers. While most residents drive, VTA bus service is also available, particularly at the VTA Eastridge Transit Center.
With these highways around, the neighborhood is no stranger to noise and congestion. Main streets are consistently busy during rush hours and on weekends, while interior residential streets are quieter.
People shop and dine at local retail hubs and Eastridge Center
Several shopping centers are in the community. Each offers a range of businesses, including major retailers, chain restaurants and grocery stores like Sprouts Farmers Market. There are also many locally owned restaurants. "The food is the best here," Dang says. "There's a lot of good boba, and Com Tam Thien Huong is always packed." Other favorites include:

Cajun Bistro 7, a laid-back spot for Louisiana-style seafood boils
Hue Restaurant, a popular restaurant serving dishes from Vietnam's central region

Leyva is also next door to Eastridge Center, a popular mall with over 100 shops, restaurants and entertainment options, like an AMC movie theater and an arcade.

Local school zoning includes Evergreen and East Side districts
Students attend the Evergreen School District for elementary and middle school and the East Side Union High School District for high school. Some students can walk or bike to O.B. Whaley Elementary School and George V. LeyVa Middle School since they're in the neighborhood, but most kids catch the bus. Many high schoolers attend Silver Creek High School, which offers career pathways in financial services and technology.

Parks, playgrounds and a popular lake are close to home
In the heart of the neighborhood, Meadowfair Park is the spot to run around the playground, play pickup basketball or attend small community events. People cheer on local teams at Arcadia Park, while pets play at Welch Dog Park just outside the neighborhood. A short drive away, Lake Cunningham Regional Park offers everything from waterfront trails and a lake marina to the Lake Cunningham Action Sports Park, where skaters and BMX bikers can practice tricks. The park is also home to the seasonal CaliBunga Waterpark.
