Mayfair is an established San Jose neighborhood with a long history tied to community organizing and grassroots activism. The area is connected to California's civil rights movement through César Chávez, who began his career as a prominent labor rights leader and political activist while living in the neighborhood in the 1950s. Today, Mayfair is largely residential with a major dining corridor and a local arts scene centered around Mexican Heritage Plaza. People have easy access to commuter highways, like Interstate 680, and neighbors stay connected through popular community events, like Avenida de Altares.

Midcentury homes and newer builds cater to first-time buyers

Mayfair is very residential, and it tends to blend into its surroundings. "If you don't live or work in the area, it's easy to miss," says Ruby Hidalgo, interim recreation supervisor of the Mayfair Community Center. Neighborhood streets offer single-family homes from the mid- to late 20th century. Styles vary from Spanish Revival and Craftsman-style houses to New Traditional, bungalow and ranch-style homes. Properties built within the last 20 years usually include townhouses, condos or manufactured homes. The neighborhood is also home to César Chávez's family home, which is now owned by a local community organization and slated for revitalization.

Home prices typically range from the low $600,000s to $1.2 million, though some options cost up to $1.5 million. Manufactured homes are an exception, since they sell in the $200,000 range. Similar to its neighbors, Little Portugal and Checkers, the community "is a good spot for first-time homebuyers and investors to find property," says Thu Le, broker and owner of SoLoRealty.

Nearby highways and transit options connect to Silicon Valley jobs

The neighborhood is well located for commuting. Interstate 680 borders the community, and Highway 101 is also nearby. These connect commuters to major job centers in San Jose and the greater Silicon Valley. While most people get around by car, VTA bus stops line main roads, and light rail stations are east of Interstate 680. Some people walk or bike to Alum Rock Avenue and Mexican Heritage Plaza to explore restaurants and attractions.

Mayfair is prone to increased noise and traffic around rush hours. This can affect commute times, parking availability and the community's overall atmosphere.

Mexican Heritage Plaza offers art programs and community events

Mayfair is home to the School of Arts and Culture at the Mexican Heritage Plaza (La Plaza), which was built on the site of one of César Chávez's first grocery store boycotts. La Plaza is now a creative hub, offering classes and hosting events focused on the arts. Signature events include:

  • Avenida de Altares, an annual Día de los Muertos celebration with an altar walk, face painting and cemetery installations
  • Fiesta del Mariachi, an outdoor concert showcasing the art and tradition of mariachi music

  • Fiesta Navideña, a popular holiday event offering authentic Mexican cuisine, a Christmas tree lighting and a themed vendor market

Local restaurants line Mayfair's main corridors

The East Santa Clara Street/Alum Rock Avenue corridor is Mayfair's main dining hub. It's lined with local restaurants, bakeries, cafés and bars. Mariscos La Costa specializes in seafood, Chalateco serves Salvadoran fare and Hacienda Parrilla Bar makes Colombian cuisine. More options are on South Jackson Street; Hidalgo recommends The Pizza Box. "It's a good little hole-in-the-wall place," she says. The East Santa Clara Street/Alum Rock Avenue corridor also connects to restaurants and bars in Downtown San Jose.

School zoning includes the Alum Rock and East Side districts

Elementary and middle school students are zoned for the Alum Rock Union Elementary School District, while high schoolers typically attend the East Side Union High School District. Families also have options through lottery, transfer and open-enrollment policies, depending on eligibility and school availability.

Parks, pathways and recreation programs keep people active

The neighborhood has several outdoor spaces to explore. You can play a round at the public Rancho del Pueblo Golf Course or stroll down the César Chávez Memorial Walkway. This 5-mile scenic path passes several historic landmarks between Mayfair and Plaza de César Chavez in downtown San Jose. The area's most popular park is Mayfair Park, where you can:
