He’s been assisting homebuyers in the area for over 20 years. “North Valley is south of Palo Alto, which is considered the heart of high property value, so you can find more affordable options, comparatively.”

A large portion of the neighborhood is covered by the landscaped acreage of the San Jose Municipal Golf Course, which is open to the public and offers an 18-hole course designed by William P. Bell. There are several small green spaces scattered throughout North Valley, including the playground, walking path and picnic areas of Townsend Park and the basketball court at Gran Paradiso Park. “We’re surrounded by mountain ranges in both directions, so there are great hiking options,” Clancy says. “And you can be at the beach in under an hour. Anything you want to do outdoors, you can find it nearby.”

North Valley is surrounded by interstates 680 and 880, and U.S. 101, which are major routes for commuters working in Silicon Valley. “Our highways don’t get too bad compared to somewhere like Los Angeles, but they certainly get slow in the morning and evening,” Clancy says. There are several bus stops along main roads in the community, with routes operated by the Valley Transportation Authority. The Berryessa BART train station, the Bay Area’s southernmost BART stop, is just outside the neighborhood's southern portion. The nearest hospital, Regional Medical Center, is about 5 miles away.
