The community is almost entirely single-family homes, most built in the mid-1970s. Many have been updated over the years with remodeled kitchens, new roofs and smart home features. Architectural styles range from contemporary and classic ranch-style houses to more distinct properties with Mediterranean, Tudor or modern design elements. The market is competitive, and home prices typically range from $1.2 million to $2.5 million. “It’s one of the most affordable communities in Silicon Valley, partially because of its remote location within San Jose,” says Kimberly Leal, Realtor with Keller Williams Realty Silicon Valley.

Outdoor life centers around Lake Cunningham Regional Park
The neighborhood has great access to the outdoors. “A lot of people go to Lake Cunningham for outdoor recreation during the warmer months,” Leal says. Lake Cunningham Regional Park spans over 200 acres adjacent to Norwood and offers a variety of amenities. Many people fish, hike and bike around the park’s 50-acre lake. Friends play on the volleyball courts and picnic together, while skaters practice tricks at Lake Cunningham Action Sports Park, a skateboarding and BMX facility. A short drive away, Groesbeck Hill Park has grassy trails and sweeping views of the Eastern Foothills. The park also offers basketball, sand volleyball, tennis and pickleball courts, along with a playground.
How residents get around and commute from the area
Although VTA bus stops line South White Road, most people get around Norwood and San Jose by car. Commuters can quickly access Capitol Expressway, which connects to Highway 101, a direct route north to major interstates and major job centers.

Local strip malls cover basics, but more options are a drive away
“There are some small strip mall centers in this area, but not much shopping and dining overall,” Leal says. “If people want to go out for dining, most people will go to places with more cuisine-oriented options, like Downtown San Jose or even Los Gatos.” If people do want to stick to the strip malls near home, they’ll find a selection of restaurants, like:
Fast Pizza, a laid-back takeout pizza parlor
East Lake Chinese Restaurant and Dim Sum, a popular spot for dim sum and Peking duck dishes
