Silver Leaf has many housing options. Single-family homes fall between $1 million and $1.5 million. Condos and townhouses start in the upper $500,000s and the $900,000s, respectively, and can reach around $1.4 million. More than half of the people here rent their places, and people can check out the area’s apartment complexes. Some subdivisions have monthly HOA fees, covering recreational amenities and utilities like landscaping. “This area offers more affordability than neighborhoods farther north,” says Therese Jarrouche, owner of Success Realty with over 20 years of experience. “It has a very convenient location, with freeways, lots of shopping centers and nice restaurants.”

Silver Leaf has many parks and recreational options in and around the neighborhood. You can go to:
Ramac Park, which features a sports field, tennis courts and playgrounds
Silver Leaf Park, which has play areas for toddlers and older kids
Raleigh Linear Park, offers a dog park, paved walking paths and sports facilities

Silver Leaf has plenty of city amenities. Businesses and big-box stores are on Cottle Road, including Target, Safeway and Petco. Village Oaks shopping center has some restaurants and stores, and there are more dining spots along Monterey Road. Kaiser Permanente San Jose Medical Center is directly south of the area.

Public, charter and private schools draw students from Silver Leaf
Young students in Silver Leaf can attend public schools in the Oak Grove Elementary School District, including Bernal Intermediate School. Oak Grove High is in East Side Union High School District, offering Advanced Placement courses. Both school systems have intradistrict and interdistrict transfer options. “Many families also consider private and charter schools,” Jarrouche says. Alternative options include Stratford School, a highly rated private STEM academy, and the charter high school, Summit Tahoma.
