Westmont is a primarily residential neighborhood in the West Valley that attracts buyers with its spacious homes and convenient access to major commuter routes. Winding streets offer a mix of single-family homes, townhouses and condos, catering to many lifestyles. Local students walk and bike to Westmont High School in the neighborhood, while commuters have state Route 85 to get to and from work. The community also has quick access to the Saratoga Avenue shopping corridor and event hubs in neighboring Campbell.

Housing options include spacious lots and condo living

Most single-family homes here are from the late 1950s through the 1990s, although newer builds from the 2000s are around. Winding roads reveal a wide range of Spanish Revivals, New Traditional houses and ranch-style homes. Lots tend to be spacious, particularly on corners. Homes usually cost between $1.8 million and $2.3 million. Townhomes and condos also make up part of the neighborhood. Some communities have Spanish-inspired architecture, private patios and community pools, while others offer contemporary styling with vaulted ceilings and private balconies. Most complexes are managed by a homeowners association, which typically requires monthly fees and annual dues. Units don't often come on the market, but when they do, they tend to sell between the $500,000s and mid-$700,000s.

The community itself is very close-knit. “Westmont is a quiet place that feels very welcoming,” says Jackie Morris, secretary at Forest Hill Elementary School. “We really get to know our neighbors, and people tend to stick around when they move here. It’s a great place to settle down, offering clean streets that feel safe no matter what time of day it is."

Kids can walk or bike to a local Campbell Union school

Students attend schools in the Campbell Union School District for elementary and middle grades. The highly rated Forest Hill Elementary School offers hands-on learning through its Living Classroom program, which uses garden-based education to teach environmental literacy. For high school, students attend Westmont High School in the Campbell Union High School District. Westmont High is inside the neighborhood, so many kids can walk or bike to class.

State Route 85 provides access to major Bay Area routes

Commuting is most convenient by car. State Route 85 runs through the area, connecting residents to Bay Area job centers and major routes, such as state Route 17 and Interstate 280. Quito Road is another primary artery to the interstate. Bus routes and bike lanes along Quito Road connect people to local hubs, like Westgate Center along Saratoga Avenue.

Living near state Route 85 can mean increased noise within the neighborhood, even with the sound barrier along the freeway. Residential streets can also become congested around school pickup and drop-off times.

Nearby Saratoga Avenue offers dining and retail options

Westmont is mainly residential, so people venture out of the neighborhood to shop and dine. Saratoga Avenue is a major commercial corridor nearby with a range of restaurants to try, including:

  • Jack's Restaurant & Bar, which offers American comfort food with a modern twist
  • Udon Mugizo, which serves thick-cut handmade udon noodles in hot broths or cold cream sauces
  • Mylapore South Indian Vegetarian, which specializes in dishes like dosas and uthappam
  • Dan Izakaya Restaurant, which serves Japanese small plates, sashimi and sake
Saratoga Avenue is also home to Westgate Center, a regional shopping mall with department stores, fashion retailers and fast-casual restaurants.

Local recreation includes the YMCA and nearby parks

Public parks are limited in the neighborhood, but many people like to get a workout in at the Southwest YMCA. If you really want to get outdoors, spots like Jack Fischer and San Tomas parks are about 1 mile away. Both have a variety of traditional amenities, including playgrounds, sports courts or picnic areas.

The closest community events are usually held in neighboring Campbell. Here are some popular ones:
