Set about two miles north of the U.S./Mexico border, Bienestar Estates is a mostly residential neighborhood in San Luis, Arizona, known for its tight-knit community. Locals here are predominantly Spanish speakers or bilingual. “A lot of people who have connections to Mexico like being close to the border,” says Sam Azar, a Realtor with Realty Executives Yuma and over 20 years of industry experience. “You can see some of the properties are within not even a mile from the border,” Azar says. The neighborhood features several parks and local shopping and dining; residents are also within 3 miles of Joe Orduño Park and shopping along Main Street. Omar Delgaldillo, a Yuma County local and a Realtor with Realty One Group Gateway, says “San Luis is a really small town, but it’s growing really fast.” New homes are being built here, and Delgaldillo says more national chains are coming to the area. Nearby houses of worship include Ebenezer Church and Iglesia Getsemani.
Comite de Bien Estar, Inc. is a local nonprofit organization that supports Mexican Americans and new immigrants to overcome challenges they face as homeowners, parents and workers. The organization’s Mutual Self-Help Housing Program provides financial and construction assistance to low-income families looking to secure housing in San Luis.

Single-family homes near the Arizona/Mexico border
Bienestar Estates’ homes are mostly 21st-century ranch-style with the occasional late 20th-century bungalow along sidewalk-lined streets dotted with low-water plantings. “Most properties in that area are between $200,000 and $300,000, give or take $50,000,” Azar says. Ranch-style homes with stucco exteriors feature clean, sharp lines and between three and four bedrooms; most sit on lots between 5,000 and 7,000 square feet with concrete driveways leading to attached garages. “It’s rare that homes have landscaping, but it’s mostly just easy-care landscape like turf or even rock sometimes,” Delgaldillo says. Two-bedroom bungalows shaded in pastels or Earth tones often feature attached carports on dirt-packed lots ranging from 5,000 to 7,000 square feet.

Pocket parks throughout Bienestar Estates
Pockets parks are dotted throughout the neighborhood, most are minimal with grassy fields and the occasional playground or picnic bench. Joe Cabello Park in the neighborhood’s west offers a paved walking path and is popular with families for its picnic pavilion, playground and skate park. In the neighborhood’s east, Sandoval Park offers a soccer field and a paved walking trail leading to the park’s playground. Delgaldillo says while the neighborhood offers smaller parks, Joe Orduño Park, about 3 miles east, is one of the biggest and most popular spots in San Luis. “It’s right in the heart of San Luis. There is a pool; there are softball, baseball, soccer games—it’s a really sports-oriented park.”

Parents get involved at local San Luis schools
Local kids can start at Ed Pastor Elementary, rated C-minus by Niche, before moving on to the C-rated San Luis Middle, where parents can volunteer to assist in the classroom and enrich students’ learning with additional support. At the C-minus-rated San Luis High, students can take dual-enrollment courses for college credit at Arizona Western College.
To prevent students from walking home in extreme heat, San Luis deploys buses to help.

Citywide events at Joe Orduño Park
The city of San Luis hosts community events throughout the year, including an Earth Day celebration at pocket parks in Bienestar Estates, where volunteers plant trees. In April, San Luis celebrates Dia Del Niño at Joe Orduño Park, about 3 miles east, where kids enjoy food, games and performances from local dance companies. Other annual events at Joe Orduño Park include the 4th of July Freedom Festival with fireworks and live entertainment, and the Spooktacular Carnival, where kids trunk-or-treat from volunteers’ cars, pick pumpkins from the patch and brave the haunted house.

Getting around from San Luis
Residents here typically drive to get around. Route 95 is reachable about 3 miles east and leads northeast toward Yuma, 22 miles away. Residents can cross into Mexico at the U.S. border, 2 miles southwest. Yuma County Area Transit bus stops are reachable about 4 miles west along B and C Streets. San Jose Health Clinic is within the neighborhood for medical needs, and the nearest hospital, Yuma Regional Medical Center, is 21 miles northeast. Yuma International Airport is 22 miles northeast.
It's easy to get around San Luis with highway 95 running right through town.

Authentic Mexican cuisine at local restaurants
In the neighborhood, residents can shop at Del Sol Market for Hispanic specialty groceries. Less than a quarter mile south, Delgaldillo recommends La Bodega, a local bar and restaurant that offers two menus—one for American comfort food and the other for traditional Mexican cuisine, like tostada or molcajete dishes. Residents also head about 2 miles east to Main Street for shopping and dining. Along Main Street, residents can pick up groceries from Food City and grab fast food from national chains, like Jack in the Box. About half a mile northeast, Mariscos El Navegante is popular for its authentic Mexican seafood, like shrimp ceviche and crispy fish tacos. One block north, Las Palmas Raspados offers ice cream and Mexican-style desserts like Mangonada, a mango sorbet with chamoy topped with chili powder.
San Luis is known for its delicious Mexican cuisine like Panchitas.
