Proximity to shopping and dining with easy access to Los Osos
About 3 miles west of downtown San Luis Obispo, at the base of Prefumo Canyon, suburban Prefumo offers easy access to hiking trails, well-rated schools, and shopping and dining. “The Prefumo neighborhood is quite pretty, as it backs up to the Irish Hills and has a lot of beautiful, mature trees,” says area resident Kellye Grayson, Realtor at the Avenue Central Coast Realty. “It's also convenient to bigger stores like Target, Whole Foods and Costco, and if you go the other direction on Los Osos Valley Road, you'll end up in Los Osos.” The Pacific Ocean is only about 10 miles west, and its coastal breeze tends to keep this western stretch of San Luis Obispo cooler and windier than other areas. While Grayson says some buyers may consider these cooler temperatures an asset, area resident Susie Brans, a broker associate with Richardson Sotheby’s International Realty, says the windier weather here may contribute to lower housing prices. “One of Prefumo's main draws," says Brans, "is that it’s in one of the more affordable areas of San Luis Obispo.”
A wide range of home styles for a range of budgets and lifestyles
All local homes, both single-family and condominiums, were built between the 1970s and the early 2000s. Most of the single-family homes are ranch-style—either single-story, two-story or split-level—with three to five bedrooms, lots of up to a half-acre and layouts of about 2,000 to 3,500 square feet. “For those wanting a big home, this neighborhood is a great choice,” Grayson says. The average price per square foot in Prefumo is $553 compared to an average of $673 across San Luis Obispo as a whole, allowing residents to buy a larger home at a lower price than many other neighborhoods in the city. Homes on the west side of Prefumo Creek back up to the Irish Hills and are upward of 3,000 square feet; prices range from $1.8 million to $2.2 million. Farther from the hills, homes range between about 2,000 and 3,000 square feet, with prices of $800,000 to $1.6 million. Two-to-three-bedroom condos in Prefumo range from about 850 square feet to over 1,300 square feet; prices range from roughly $500,000 to $800,000, depending on size and upgrades. Streets here are wider than those in more recently developed neighborhoods, and Brans says that while many other SLO neighborhoods have lots of rental units, most of Prefumo's homes are owner-occupied.

Close to dining, retail and grocery shopping
Just east of the neighborhood, the Laguna Village shopping center sits at the intersection of two major thoroughfares, Los Osos Valley Road and Madonna Road. There's a Grocery Outlet and a CVS here, and locally owned eateries include Sushiya for teppanyaki-style Japanese and Korean cuisine, and Chico’s for casual south-of-the-border fare. Target and Whole Foods Market are just over a mile southeast on Los Osos Valley Road, as are chain restaurants like Panda Express and Olive Garden. About 2 miles east on Madonna Road, SLO Promenade includes Sprouts Farmers Market, Nordstrom Rack and World Market; next door, the Madonna Plaza shopping center has Kohl’s, Ross Dress for Less and Best Buy. Madonna Road is lined with chain restaurants like Buffalo Wild Wings and Chipotle Mexican Grill.

Access to hiking, golfing and community parks
Right in the neighborhood, Laguna Hills Park is within walking distance of many residents and has a small playground and open greenspace. To the south, Irish Hills Natural Reserve spans 720 acres, with over 8 miles of hiking and biking trails, and just east is the public, 10-hole Laguna Lake Municipal Golf Course. Laguna Lake Park is 2 miles northeast, with a lake favored by paddleboarders and kayakers, as well as a disc golf course, a playground and a fenced-in dog park. Within the park, a 2-mile loop trail connects to a trail network that ultimately leads to the peak of Cerro San Luis, just north.

A renowned performing arts program at San Luis Obispo High
Prefumo is zoned for the San Luis Coastal Unified School District, which earns an overall A rating from Niche. Two of the district's schools, the B-plus-rated C.L. Smith Elementary and the A-rated Laguna Middle, are about a mile east of the neighborhood. The A-rated San Luis Obispo High is a few miles farther northeast and has the highly acclaimed Performing Arts Company, a program that's produced over 150 plays, musicals and improv shows since the 1920s.

Popular events at Laguna Lake Park and Downtown SLO
Laguna Lake Park hosts several events throughout the year. In July, the two-day Central Coast Renaissance Festival is full of food and craft vendors, and attendees can enjoy Elizabethan music and dancing, falconry shows and living-history demonstrations. Downtown events include the Downtown SLO Farmers’ Market, held year-round on Thursday evenings, and the free, family-friendly Concerts in the Plaza series, held on Friday nights during the summer.
Access to Los Osos and proximity to Highway 101
The neighborhood is bordered by Los Osos Valley Road, which leads to Highway 101 to the east, and to Los Osos and the coast about 10 miles west. This thoroughfare is also lined with SLO Transit bus stops for commutes throughout the city. Dignity Health’s French Hospital Medical Center is about 5 miles east, and the San Luis Obispo County Regional Airport is 5 miles southeast.
