A neighborhood living up to its name in San Marcos
A slice of suburbia in south-central Texas, the neighborhood of Heritage sits on the outskirts of downtown San Marcos. The moniker is apt for the community, as many of the homes there date to the early 20th century, some even to the late 1800s, and the city itself is centered around the San Marcos River’s headwaters. “Heritage is more of the historic district-type area, which is very nice,” says Adam Carter, a Realtor with Real Broker LLC. “It’s close to downtown, the university and all of that. There are big, giant oak trees and a lot of old houses, some of which are very grand and Victorian. It’s just a really nice area.” In turn, the river is estimated to have been a natural resource for humans for over 10,000 years, and the modern-day region gives a nod to that heritage via events like a canoe race stretching for 260 miles down to the coast. An array of parks provides recreational opportunities on terra firma around the river, which winds through their green landscapes.

Suburban streets lined with Victorian homes
The entirely residential landscape of Heritage mostly consists of gridded, suburban streets lined with sidewalks, trees and grassy front lawns. Many single-family homes date to the early 1900s and are the most common properties in the neighborhood, along with some condos and townhouses. Ranch-style homes and Victorians are frequent, with most prices ranging from $500,000 to $700,000 for single-family properties. “The prices are higher,” Carter says. “In the Heritage area, it can be up to $1 million or $1.5 million, depending on where the house is located and the condition that it’s in.” Condos typically sell for between $100,000 and $200,000, while townhouses can cost around $300,000. Heritage has a CAP crime score of 7 out of 10, well above the national average of 4.

Local bars, breakfast spots and riverside dining
Many local restaurants are concentrated around West Hopkins Street outside the northeastern edge of the neighborhood. Palmer’s Restaurant Bar & Courtyard has stood for nearly 50 years and offers outdoor dining and classic American dishes. OMG Seafood sits within the neighborhood on the same road, while Zelicks Icehouse has a roadhouse atmosphere with games and TVs. Jo’s Café specializes in breakfast and lunch. On the opposite end of Heritage, patrons of Jack’s Roadhouse can sing karaoke or take in live music. Less than 2 miles from the restaurant hub of Hopkins Street, locals can find more dining stops across the San Marcos River.
Herbert’s Taco Hut and Ivar’s River Pub both sit near the water. “Herbert’s is right off the river and probably the biggest favorite around here that everybody goes to,” Carter says. “It’s one of the oldest restaurants in San Marcos, a little Mexican restaurant that’s been around forever and ever.” Kerbey Lane Café is another local staple less than 2 miles north of Herbert’s, situated near Spring Lake and featuring a mini waterfall cascading into a swimmable area behind it. About 3 miles south, Red Oak Village has a Sam’s Club and Best Buy, while the nearby Stonecreek shopping area has a Target. Grocery shopping at an H-E-B is about a mile and a half from Heritage.

Recreation on land or the San Marcos River
East of the neighborhood, an array of parks sit around the banks of the San Marcos River. “On the other side of Interstate 35, you can swim at Stokes Park,” Carter says. “There’s a Canoe Day, where since the San Marcos River goes to the Gulf, it’s a canoe race all the way down to the Gulf.” The Texas Water Safari spans around 260 miles and takes several days for participants to paddle their way down the river. Children’s Park has aquatic-themed equipment, a slide and swings, while Rio Vista Park offers spots to put watercraft in the river and trails to bike on. William & Eleanor Crook River Park also has pathways, while Stokes Park itself spans about 5 acres.

Local events and happenings in Austin
In the western corner of Heritage, Wonder World Cave & Adventure Park is based in a cavern formed by an earthquake. “Wonder World gets a lot of traffic in the summer and holiday months, when people come here and check it out,” Carter says. The park features a train, wildlife and more. Around San Marcos, the Mermaid Capital of Texas Fest draws participants clad in their best mer-person gear to participate in festivities and parades. Texas State football games are played less than two miles east of Heritage at Jim Wacker Field at UFCU Stadium.Each year, the nearby city of Austin plays host to numerous events centered around music, sports and entertainment. Music fans can check out Austin City Limits for performances or South by Southwest for movies and other media showcases. Racing fans can attend motorsports at Circuit of the Americas, which hosts NASCAR, Formula 1, MotoGP and endurance racing at different points throughout the calendar.

Heading north to major Texas cities
Locals are less than 5 miles from jumping on Interstate 35 to go in either direction. The highway runs north-south through much of the Midwest, up to Minnesota, but connects the San Marcos area with San Antonio, Austin and Dallas within the Lone Star State. Austin is just over 30 miles north of Heritage. “Commuters go to Austin all the time,” Carter says. “It can be anywhere from 30 minutes to an hour, depending on traffic and where you’re going.” Austin-Bergstrom International Airport sits between 30 and 40 miles north. RedCoach buses run along Hopkins Street within Heritage.
Starting education at Crockett Elementary School
Within the San Marcos Consolidated Independent School District, students can begin at Crockett Elementary School. Niche awards Crockett Elementary a B, and the school sits just northwest of the neighborhood. Doris Miller Middle School gets a C, while San Marcos High School garners a B-minus. San Marcos High also offers programs for students that include floral design, a greenhouse and a veterinary program.
