The college community of Millview East
San Marcos grew around The Old Mill in Millview East. In the 1930s, it was one of the largest wool processing plants in the south that supplied the entire state of Texas. "They made thousands of blankets here during World War II," owner Henry Oles says. "The place was one of the largest buildings and employers and a center point for San Marcos." Today, it's an apartment and industrial community of over 5,700 residents who enjoy amenities such as local dining, plenty of parks and outdoor recreation, plus a short commute to Texas State University a mile west.

Sakura is a Japanese restaurant that serves hibachi, teriyaki and all-you-can-eat sushi on a conveyor belt. EZ Eats serves fresh burgers, sandwiches and quesadillas inside the Mill Street Market, which supplies residents with groceries like meat and produce, while frozen foods and ice-cold drinks can be picked up at the Bobcat Beverage Mart.

Flag football and soccer are popular at the Spring Lake Field Complex, and the neighborhood has a local playground at Mill Street Park. Apartments around The Old Mill
College students make up most of Millview East's population, and most of the housing options are apartments and rentals. "There was an article written a few years ago about 'the town the university swallowed,'" Oles says. "When I came here, they had 12,000 students. Now they have 40,000, hoping to go up to 50,000." The most affordable options sit on the south end, with complexes such as ONE09 West and Oaks 35, while the Village on Telluride is one of the biggest communities in the neighborhood. Houses and condos rarely go on the market in Millview East. According to a Homes.com calculation, which uses a combination of estimate data, the average home value in the neighborhood was around $252,000 in early 2025.

From Travis Elementary to Texas State University
Named after William B. Travis, one of the lieutenant colonels who defended the Alamo, Travis Elementary serves kindergarten through fifth-grade students and earned a C on Niche. Miller Middle School has a student-teacher ratio of 18-to-one and a C rating, while San Marcos High earned a B-minus for its teachers and college prep programs. Texas State University offers over 200 degree programs and was rated a B-plus.

The neighborhood experiences a dry and hot climate, with average summer high temperatures of 95 degrees and average winter lows of 39 degrees. Due to its surplus of green spaces, the neighborhood has a low risk of wildfires, and the southeastern corner of the neighborhood experiences the most noise congestion alongside Interstate 35.
