Millview West is Texas State University’s next-door neighborhood

Millview West is an apartment community of around 2,000 that’s just half a mile from Texas State University. In the 1930s, Millview West and East were housing communities for local workers who processed wool at the Old Mill by the original railroad. Today, it looks much different for Millview West’s student population, with residents enjoying limited retail, plenty of restaurant options and local entertainment that includes college sports and a movie theater. Millview West is also close to downtown. “Up in Austin, they call it 6th Street, and in New Orleans, they call it Bourbon Street,” mill owner Henry Oles says. “That’s a little bit of what Downtown San Marcos is like.”

Shopping and dining in Springtown Center

Springtown Center is the neighborhood’s shopping mall and features its largest cluster of retailers and restaurants. Dining highlights include Saltgrass and Kobe Japanese Steak House, as well as a variety of American, Thai and Mexican restaurants. EVO Entertainment is the local movie theater with bowling lanes and an arcade. The mall also has a large nail salon presence, as well as an H-E-B grocery store and pharmacy.

The northeast corner has a few additional chain restaurants such as In-N-Out and Hawaiian Bros. Island Grill. Spud Ranch and Mr. Gatti’s Pizza sit alongside Aquarena Springs Drive next to Uptown Cheapskate, which was voted Best In Hays County. “It’s like a collage of different kinds of homes and businesses,” Oles says. “That pretty much drives the San Marcos market.”

Sports facilities around Spring Lake

The Texas State Track & Field Complex sits at the center of the neighborhood and can host up to 2,000 people for local meets and practices. Baseball games are always going on in the spring at the Bobcat Ballpark & Softball Stadium, and there are over 30,000 seats at the UFCU Stadium when football starts back up in the fall. Spring Lake also has a 251-acre park with trails for hiking, biking and birdwatching west of the neighborhood.

Apartment living around Aquarena Springs

Apartment communities make up the vast majority of residential properties in Millview West. The apartment homes at The Summit offer the most reasonable rates between $835 and $1,175, while Uptown Square has a resort-style pool and rates ranging from $890 to $1,555 a month. Higher-priced condominiums are also available at the Village at Springtown between $1,295 and $2,100 per month. “San Marcos has grown around us,” Oles says. “There’s been a building boom all around this area.” Condos are also available in Millview West. Most are one- or two-bedroom units and list between $130,000 and $250,000.

A full educational pathway in San Marcos schools

Crockett Elementary is named after the “King of the Wild Frontier” himself, Davy Crockett, and earned a B on Niche for its teaching staff. Miller Middle School has a student-teacher ratio of 18-to-1 and a C rating, while San Marcos High offers career and technical education and a Niche grade of a B-minus. Texas State University is rated amongst the top 10 public universities in the state and was rated a B-plus.

Buses, bikes and Bobcat Shuttles

Millview West is easily walkable and bikeable, with many local restaurants and businesses less than a mile away. Bus stops are located throughout Thorpe Lane with fixed routes to the university, while Texas State manages its own Bobcat Shuttle service. Residents 65 or older have another public transportation option with the city’s on-demand paratransit services. Premier ER & Urgent Care is located in Millview East and is open for 24 hours. The closest airport is 37 miles north at the Austin-Bergstrom International Airport.

Environmental factors

The neighborhood experiences a dry and hot climate, with average summer high temperatures being 95 degrees and average winter lows being 39 degrees. The western edge is at the highest risk of flooding due to being closest to Spring Lake, while the eastern portion experiences the most noise congestion along Interstate 35.
