Southwest Hills is a diverse community in a desirable location
Resting in the wooded hills just off the campus of Texas State University, Southwest Hills is a neighborhood where families and college students enjoy being close to the university, popular parks and downtown San Marcos. “There’s lots of good community. Kids are biking and walking around in the neighborhood,” says Annie Flink, a Realtor with Kelly Right Real Estate who’s lived in San Marcos for the last 25 years. “It’s a mix of rentals and single-family homes. It’s a cohesive part of town where it’s not necessarily walkable to downtown, but it is bikeable.” Along with an elementary school and a mental health clinic, the neighborhood hosts the Chabad of San Marcos, a religious organization that serves Jewish people across the Texas Hill Country as well as Jewish students at TXST.

Single-family homes and rental properties close to Texas State University
Branches of mature trees stretch over Southwest Hill’s wide streets that flow over the rise and fall of the neighborhood’s terrain. Single-family homes are predominantly traditional or ranch-style, often featuring limestone or brick exteriors with attached garages or carports. However, Craftsman bungalows, Cape Cods and a few custom creations are sprinkled across the neighborhood. These houses typically rest on lots of roughly a quarter acre. Prices range from $300,000 to $500,000. Properties don’t stay on the market long, selling after 18 days on average, less than half the national average of 46 days. With duplexes and quadraplexes dotting Southwest Hills, renters outnumber homeowners in this neighborhood.

Public and private school options near Southwest Hills
The San Marcos Consolidated Independent School District serves Southwest Hills and receives a C-plus rating from Niche. Assigned schools begin with B-rated Crockett Elementary, which is in the neighborhood. Doris Miller Middle gets a C rating. San Marcos High earns a B-minus and is home to Rattler Stadium, which is slated to have its turf replaced following a 2023 bond election. Advent Ridge Academy is a nearby private option that Niche has not yet rated. The Adventist school offers prekindergarten through 10th grade.
Texas State University is about a mile away. More than 40,000 students attend TXST, and 94% are from the Lone Star State. “They want to be a top-tier research university,” says Flink, who is a Texas State alum. “They’re developing different majors in those fields and building a new research facility on campus.”

Hill Country trails, a unique cave and city parks
While Southwest Hills doesn’t have a park, several beloved green spaces are close by. The dirt trails at Prospect Park wind through meadows and juniper groves. Runners and mountain bikers looking for a technical challenge head to Purgatory Creek Natural Area, where rocky trails climb the varied peaks of the Texas Hill Country. The park also draws birdwatchers, as it’s home to the golden-cheeked warbler, an endangered species native to Central Texas. “Part of the trail gets closed every spring because of the birds’ nesting time,” Flink says. Wonder World Cave & Adventure Park is adjacent to the neighborhood. Known for having the only earthquake-formed cave in the United States, the theme park offers cave tours, a wildlife park and an anti-gravity house. “It’s one of those kitschy, old San Marcos kind of things,” Flink says. “Very homegrown and very local.” The park hosts the San Marcos Flea Market every Saturday and Sunday, which draws thrift shoppers and antique lovers looking for unique finds and deals. Southwest Hills is a short drive to the parks dotting the San Marcos River, including Rio Vista Park, a popular spot for tubing and kayaking.

The Square offers shopping, dining and nightlife
Downtown San Marcos, where restaurants, museums and bars surround the courthouse landmark known as the Square, is about 2 miles away. Gumby's Pizza pairs its specialty pies with pints of craft beer in its relaxed space on West Hopkins Street. Around the corner, North Street is a chic spot for Indian/Tex-Mex fusion with menu items like chana masala tacos and curry queso. About a dozen coffee shops dot this area, including the Coffee Bar, which pours creative espresso drinks in its vintage-inspired digs. H-E-B has groceries covered. Flink says the downtown location of the favorite Texas grocery store caters to students, while the H-E-B next to Springtown Center is the preferred choice for families. Nearly 250 name-brand stores are about 6 miles from the neighborhood at the San Marcos Premium Outlets and the Tanger Outlets.

Multiple ways to commute from San Marcos
San Marcos is predominantly a car-dependent community. However, public transit is available. San Marcos Transit buses stop along North Bishop Street, and commuter buses and Amtrak trains roll into San Marcos Station. Interstate 35 is nearby, connecting the city to Austin and San Antonio, roughly 35 miles and 50 miles away, respectively. Both cities host the closest international airports. Austin-Bergstrom International and San Antonio International. Interstate 10 is about 30 miles southeast of the city for those who want to reach Houston, about 165 miles east.
