Interstate 35 and state Route 123, two major roads through San Marcos, hug Sunset Acres. This diverse neighborhood of single-family homes, apartment complexes, commercial strips and an elementary school is part of an area that’s booming with development. “It’s right where they’re driving a lot of the mixed-use stuff,” says Annie Flink, a San Marcos resident since 2000 and a Realtor with Kelly Right Real Estate, referencing the proposed Wonder World Drive Development that’s been in the works since 2021. “The neighborhood is going to start having that urban feel,” she adds. Sunset Acres attracts homebuyers for its highway access, walkability to schools and variety of nearby retail options, which range from familiar chains to luxury brands. The community neighbors the city’s medical district, which is anchored by CHRISTUS Santa Rosa Hospital.

Sunset Acres features small ranch-style homes at accessible price points
Single-family homes in Sunset Acres are primarily ranch-style homes built between 1960 and the late 1980s. These houses line wide streets that form long blocks. Short driveways, ranging from concrete to gravel, separate small front yards with varying levels of landscaping. Some properties feature garden beds and flowering ornamental trees, while others are more modestly adorned with potted plants and a single shade tree. Lots are typically around a quarter acre, but living space is small, with homes averaging around 1,000 square feet. For comparison, the national average is about 1,900 square feet. Prices range from $130,000 to $275,000. With apartments comprising most of the housing in the neighborhood, renters vastly outnumber homeowners in Sunset Acres.

Two schools within walking distance, San Marcos High and TXST close by
The San Marcos Consolidated Independent School District, which receives a C-plus overall rating from Niche, serves Sunset Acres. Two of the neighborhood’s assigned schools are within walking distance: Mendez Elementary, which gets a C rating, and Owen Goodnight Middle, which receives a C-minus. The B-minus-rated San Marcos High is about 3 miles away and offers industry-focused pathways for students interested in trade work. “You can decide ‘I want to be in the medical industry’ so you can graduate with your CNA. Or you can study to be a mechanic. There’s veterinary science and agribusiness — different programs like that,” Flink says. Texas State University, a major employer and popular choice for local high school grads, according to Flink, is less than 3 miles north of Sunset Acres.

A beloved taco truck, national chains and outlet malls
Sunset Acres’ location between two commercial corridors puts residents within comparatively easy reach of a variety of retailers and restaurants. The neighborhood hosts several chains like Whataburger and 54th Street Restaurant & Drafthouse. The locallyowned Taquitos La Chula food truck, known for its birria tacos, sets up shop in a gas station parking lot off Wonder World Drive. Nearby, Red Oak Village offers national retailers, such as Marshalls and PetSmart. More than 200 name-brand and designer stores fill the San Marcos Premium Outlets and the Tanger Outlets, about 5 miles away. As for groceries, “Everybody goes to H-E-B,” Flink says. “There’s the little H-E-B and the big H-E-B. Little H-E-B is for the college kids. I have a family, so I shop at the big H-E-B.” Flink adds that Sunset Acres residents will be close to the new H-E-B going in at Interstate 35 and McCary Lane, a few miles south of the neighborhood.

Wonder World Development to bring a hotel, retail and offices
A triangle-shaped patch of land at the corner of Wonder World Drive and state Route 123 has sat untouched for years. However, construction crews may descend on this nearly 23-acre lot soon if plans for the Wonder World Drive Development go through. The city has already passed zoning changes for the project spearheaded by the local C&G Development. Plans include a hotel, restaurants, commercial space and medical offices connected by a tree-lined boulevard.
Residents in Sunset Acres can visit the nearby Best Buy for all tech needs.
Retail developments on Wonderland and Interstate 35 give residents of Sunset Acres many options for shopping.

Parks and green spaces near Sunset Acres
Anita Reyes Memorial Park is home to the neighborhood’s accessible playground. The park, centrally located among single-family homes, also features a mural-decorated skate ramp and a half-court for basketball. Mature trees cast shade over a trio of picnic tables. Residents can cross Broadway Street to use the ballfields and tennis courts at Owen Goodnight Middle School. The 5-acre Stokes Park is nearby for picnics and peaceful nature walks along the San Marcos River. More parks are farther upriver, such as Ramon Lucio Park, where baseball tournaments are held steps from the banks, and Rio Vista Park, a popular swimming hole with artificial rapids for kayakers. Purgatory Creek Natural Area, a destination for hiking, trail running and birdwatching in the Texas Hill Country, is roughly 5 miles away.

Sunset Acres is a convenient location for commuters, with direct access to Interstate 35. The highway heads to Austin, about 32 miles north, and San Antonio, around a 50-mile drive south. State Route 123 provides a direct route into downtown San Marcos, less than 2 miles away. San Marcos Transit buses stop along Broadway Street in front of Anita Reyes Memorial Park. Commuter buses and Amtrak trains roll into San Marcos Station nearby.
