Twin Creeks, an older part of San Ramon

In contrast with a more metropolitan city center to the east, Twin Creeks has a strong suburban feel, making it perfect for those who want to live near the city without any of the hubbub. "There are two parts of San Ramon. One is newer and goes inland, and that's where you find the higher density. Twin Creeks is older, probably built around the late 70s and 80s and it has more space," says Stephany Jenkins, Realtor and co-founder of Park46 Real Estate and resident in nearby Pleasanton. The neighborhood's short distance from the Bishop Ranch neighborhood allows homeowners to access San Ramon's shops, dining spots and highways without compromising on lot sizes or parking spaces. "One of the biggest draws is the proximity to the freeway. It's also near Crow Canyon, which has everything you could possibly want for restaurants and grocery stores," Jenkins says.

Where homes are on large lots and prices hinge on location

The rolling topography of Twin Creeks gives way to curving streets punctuated with manicured lawns and the occasional cul-de-sac. "A lot of the houses have two-car attached garages and larger backyards. Because they’re older, you tend to have mature trees too," Jenkins says. Condos, townhomes and single-family units are often located closer to dining and shopping, ranging in price from $600,000 to $1.5 million. Residential properties with over 4 bedrooms tend to cost between $1 million to $3 million. Also, the CAP Index gives Twin Creeks a 3 out of 10 crime score, which is lower than the national average of 4.

San Ramon's high-performing schools

Several highly acclaimed schools are in the Twin Creeks area. Bollinger Canyon Elementary School and Twin Creeks Elementary School have A-grades from Niche. Iron Horse Middle School has an A-plus. Twin Creeks offers fun both indoors and outdoors

Near the center of the neighborhood, Bishop Ranch Open Space Regional Preserve sits on a ridge top. Hundreds of acres are perfect for activities like walking dogs, flying kites and spreading out a picnic blanket. Deer, red-tailed hawks and turkey vultures can be spotted along the open space. Memorial Park’s bocce ball court, BMX park and baseball fields give space to lots of outdoor games, as well as a playground for kids. In addition to being a beautiful green spot, Crow Canyon Gardens hosts workshops and garden clean up days led by volunteers. Sheep Shearing Day

The events in San Ramon are easily accessible from Twin Creeks. Many of them are held in Forest Home Farms Historic Park. One such event is Sheep Shearing Day, hosted by the San Ramon Historic Foundation. In addition to enjoying food, music and tractor rides, attendees can watch local sheep receive their annual haircuts. Their wool is then cleaned and spun into yarn while the sheep dogs herd the next batch of sheep to be sheared, creating quite the spectacle.

Using major roads, public transit and getting to nearby Bay Area cities
