Deep within Sandy Springs, Huntcliff is a golf course community providing luxury at a slightly lower price than nearby neighborhoods. "So, you're in Sandy Springs, a very up-and-coming area, and the neighborhood isn't part of the Cherokee Country Club, but it's close, so many members move here to be near the club. But even if you're not a member, there's a great HOA that has a lot of community amenities," says Realtor Rich Richardson, Co-founder of Bolst Inc. Huntcliff's homes are another draw, as there are homes available for under $1 million, which may be more difficult to find in comparable communities. "Most homes are being renovated and passed on to new homeowners, but there are a few lots available for new construction," Richardson says. In addition to its homes and amenities, Huntcliff provides access to parks along the Chattahoochee River and well-rated schools that draw families to the community.

"Because of the golf course, there are beautiful rolling hills throughout the neighborhood, bigger-sized lots, and some have beautiful views of the Chattahoochee River," Richardson says. "It's a heavily forested area that provides lots of privacy." Homes are surrounded by pine and oak woods, and lots may feature over an acre of land adorned with lush grass and well-kept gardens. The houses in Huntcliff were built between the late 20th and early 21st centuries, but a small inventory is available for new construction. Homes are typically in New Traditional, Colonial-inspired or Cape Cod-inspired styles. Prices for Huntcliff residences frequently list between $700,000 and $2 million. HOA fees are around $1,000 annually.

Huntcliff homes are zoned for Fulton County Schools. The Cherokee Town and Country Club is in the center of the community, featuring acres of manicured greens and fairways that wind throughout Huntcliff's enclaves. Richardson says residents who don't want to join the country club still have access to some exclusive community spaces through its HOA. The Huntcliff River Club features a swimming pool, tennis facilities and stables for equestrians to rent. "There are a lot of events at the clubhouse throughout the year, and residents have wine clubs and book clubs that they hold at the clubhouse. It's a very close community," Richardson says. In addition to the community amenities, residents can go to the Chattahoochee River and stroll on the Roswell Riverwalk's extensive boardwalk trail. The trail connects to Riverside Park, which has a playground, picnic areas, a spray park and an outdoor concert venue.
