Huntcliff offers luxury golf course living

Deep within Sandy Springs, Huntcliff is a golf course community providing luxury at a slightly lower price than nearby neighborhoods. "So, you're in Sandy Springs, a very up-and-coming area, and the neighborhood isn't part of the Cherokee Country Club, but it's close, so many members move here to be near the club. But even if you're not a member, there's a great HOA that has a lot of community amenities," says Realtor Rich Richardson, Co-founder of Bolst Inc. Huntcliff's homes are another draw, as there are homes available for under $1 million, which may be more difficult to find in comparable communities. "Most homes are being renovated and passed on to new homeowners, but there are a few lots available for new construction," Richardson says. In addition to its homes and amenities, Huntcliff provides access to parks along the Chattahoochee River and well-rated schools that draw families to the community.

A mix of renovated homes and new construction around the golf course

Huntcliff homes ring the Cherokee Town and Country Club's golf course. "Because of the golf course, there are beautiful rolling hills throughout the neighborhood, bigger-sized lots, and some have beautiful views of the Chattahoochee River," Richardson says. "It's a heavily forested area that provides lots of privacy." Homes are surrounded by pine and oak woods, and lots may feature over an acre of land adorned with lush grass and well-kept gardens. The houses in Huntcliff were built between the late 20th and early 21st centuries, but a small inventory is available for new construction. Homes are typically in New Traditional, Colonial-inspired or Cape Cod-inspired styles. Prices for Huntcliff residences frequently list between $700,000 and $2 million. HOA fees are around $1,000 annually.

Fulton County Schools and Fulton Science Academy

Huntcliff homes are zoned for Fulton County Schools. Students can start at Ison Springs Elementary, which earns a B rating from Niche, before attending B-plus-rated Sandy Springs Middle and A-minus-rated North Springs High. The high school offers several magnet programs to its students, including a creative arts conservatory, an accelerated career diploma program and a STEAM program. Families can also apply to any of the area's top-rated private schools, including the A-plus-rated Fulton Science Academy. This STEM-certified National Blue Ribbon School is ranked as the Top STEM High School in Georgia by Niche.

Cherokee Town and Country Club and Huntcliff River Club offer easy recreation

The Cherokee Town and Country Club is in the center of the community, featuring acres of manicured greens and fairways that wind throughout Huntcliff's enclaves. The club also has a pool area with three separate pools, a fitness area, a tennis complex and a clubhouse with restaurants and fire pits. Richardson says residents who don't want to join the country club still have access to some exclusive community spaces through its HOA. The Huntcliff River Club features a swimming pool, tennis facilities and stables for equestrians to rent. "There are a lot of events at the clubhouse throughout the year, and residents have wine clubs and book clubs that they hold at the clubhouse. It's a very close community," Richardson says. In addition to the community amenities, residents can go to the Chattahoochee River and stroll on the Roswell Riverwalk's extensive boardwalk trail. The trail connects to Riverside Park, which has a playground, picnic areas, a spray park and an outdoor concert venue.

Close to dining and retail on Roswell Road

Huntcliff sits in a central area of Fulton County, about 4 miles from Roswell, 6 miles from downtown Sandy Springs and 10 miles from Alpharetta, which has sizeable big box retail and shopping centers like the Avalon. Roswell Road is the closest major thoroughfare, where there's a Publix, chain restaurants, car dealerships, small businesses and local eateries like Kitchen Cray, a popular spot for rich, southern-inspired brunch dishes, craft cocktails and live music. The neighborhood is also only 6 miles from the Perimeter, with a Trader Joe's, Whole Foods, ALDI and the Perimeter Mall. There are plenty of chain and local restaurants, like Jinya Ramen Bar and Casi Cielo, an upscale Mexican restaurant specializing in Oaxacan cuisine.

Minutes from the Perimeter

Located about 7 miles from the Perimeter, residents can conveniently access Interstate 285, which connects to I-75 and I-85. Public transportation isn't readily available, so the area is car-dependent. The closest medical centers are Northside Hospital Atlanta and Emory St. Joseph's Hospital, both 9 miles away. The community is about 30 miles from the Hartsfield-Jackson Atlanta International Airport. Huntcliff has a CAP Index crime score of 2 out of 10, under the national score of 4.
